Inspectors are just like any other trade...the good ones have a waiting list and the desperate ones, only work if they undercut the competition.

Ps: Average house $300-500. Luxury homes $500+

I am not sure on that amount. Inspectors here charge $250 and up depending on the size of the property. I think people are willing to pay a little more than the $199 since they are making such a big investment.

Depends on the size of the home. I would think twice before I use a cut rate inspector. Where will he be cutting corners?

that sounds really cheap...to the pt where I would be suspicious on quality of work/desperateness as well as amount of time spent.
I think in our area, it's around $400-$600, but can be more for larger/more complex homes.
Watchout not only for above, but it may be a way to "get in the door" and then charge lots of extras for tests, etc. they may be making it up somewhere else. Same thing w/ Home Depot who "charges" $99 for carpet installation...they then just double the cost of the carpet pad to make up for it.

My inspector charges based on sqft. which = time. Average inspections run $250-$600 for the size homes I sell. It also depends on if there's a pool or not, that's extra.

$400.00 - $600.00 is normal in this area. Some huge luxury homes are more.

Try almost double that in our area. We have several that leave no stone unturned which I really like. They take their time and when finished I feel comfortable with their findings.

fee is not a reflection of the quality of the work.... how many agents charge a discounted fee and they do a top quality job.... many, is the answer!!

My buyers have paid as much as $350.00. It all depends on the amount of square footage of the buildings. Each inspector is different.

John and Jeff, Your prices are in line with what I've experienced to get a "real" inspection and those inspection should take 2.5 or more hours to complete.
I hope to receive some feedback from those AR members who are inspectors.

More than that. Though, I don't know if this inspector can do a reliable job or not.

Bob, the inspectors in our area usually charge between $250-$350 for just the home inspection. Radon runs about $125, WDI is around $75, Well and spetic will run about $200 more.

$300-$500 is the range for a general home inspection here in Orange County, California, add the specialty inspections and the total could easily top $1,000.

I think they can especially if they are trying to get a good business established. Most of our home inspectors can do 3 per day if they hustle and work a very long day. That isn't shoddy for a long day's work. My guess is they will be raising their prices. Fees in our area range from $225 to $400.

Home inspectors are not immune to being "shopped" and real estate associates are the first ones to seek best values in service. I find no differences between the lows of $275 and highs of $425 we often find here. Word travels much too quickly in this business to gain an upper hand.
