Bad question because they are no longer my friend.  Friends trust and use friends.

There's no point in discussing it.  The decision has been made.  Be polite.  If you act angry, it will validate or at least justify your friend's decision not to hire you.

Just make sure if/when your friend's transaction goes sideways and you're asked to help, that you remind your friend you don't represent them and you cannot intervene or offer advice.  Continue to be polite.

I will say good luck and either change the subject or if they don't, I will tell them that they will have to discuss it with their agent. 

You never know why they chose the agent that they did. If it's a listing agent, you can can offer to show it if you get a buyer looking in that area and price range. If friend is a buyer, you  can say " hope you find a good deal, and maybe you have a listing the meets their criteria. If not, you can offer .. hope you find something... give me a call after you get moved in and we can go out and celebrate.... but don't make them feel guilty or uncomfortable for not calling you.

 I can understand the hurt feelings, however if the deal goes south then there's somebody else to blame. You keep your friendship.

I run into friends all the time using other lenders.  It used to annoy me, now I just tell them it's a shame they're paying a higher rate than they could've ; )

Actually did find out my good friend from high school used someone else, and she never said a word.   I left it alone.  

happends all the time, i dont mention it they have there reasons and the friendship is more important than the deal; and a lot of time they send me deals . a deal will not kill me if i dont get it .thanks Jane have a great day

Jane Kalinowsky I used to get upset a lot and stopped talking to them. However, I realized it's not worth. Though I still stay away from them - specially if they want to learn everything from me and work with someone else!

Say Hi and wish them well.  From my experience in business, sometimes it's a good thing when your friends pass you buy and use a different professional.  I have come not to expect my friends and family to use my services and it is okay because it doesn't always end well. 

I like Russ's solution, unfriend them.

Begin with 'Congratulations!' then follow with, I had no idea you were thinking of listing your home.  How did you select your agent?

Then learn to ask everytime anyone asks about the market, 'Who do you know who's thinking of buying or selling?'
