No.  And I make sure my agents don't that as well.  It's very frustrating on the buyer's agent end to waste time of mine and my clients and I don't put others in that position.

We are supposed to mark the status within 48 hours and many agents do not. I forget occasionally myself.

Russ, I work with buyers so I am one of those agents fussing when the listing agent does not change the status in the MLS in a timely manner.

Never. The agent must CALL me to arrange showing.

When you delegate this important task to others, you might get yelled at.

No, I haven't. I mark my listings' status changes immediately and if a status change occurs and I know there's a showing planned, I also get a message to that agent asap to let them decide if they want to show anyway. I've been on the receiving end of an agent not letting me know and it's always annoyed me, so I try not to do it to others. (The old Golden rule!)

No. Agents can still show under contract properties, and most usually call first and ask if listings are still fully available.

Hi Russ - No, fortunately.

Our MLS has an anonymous reporting system for violations of this type.  I believe it is one free pass and then fines(and rather steep are enforced).

No but I see that quite often. Some agents may be looking for other buyers who may call it on one of those national sites.
