the seller's attitude changed after the contract was signed and they were then disrespectful.... it was the same day as the listing.... after they went to work, I cancelled the listing in MLS, removed the lockbox, returned the key and removed the sign.... I left them a message and a listing cancellation .... wished them and their next agent good luck!!

I call until I get a disconnected number or a "LEAVE ME ALONE!!!" response when they pick up.  Some people need your help and just typically ignore numbers they don't know.  Others may have been seeking info but don't need your services...yet.

 

When the lead is fresh, I try to call a couple times/day.  After a week of trying to reach people, I put it on the backburner, but check in with voicemail/email every month or so.  I've gotten quite a few deals out of this, some of them years after the lead initially came in.  I'll ask "did you get my hundred voicemails?" and they respond "yes, we had so many calls it was overwhelming, but your follow up was good"

I'll call a lead 3 times and email them 2-3 times personally, then put them on drip.

It doesn't happen very often, but when I get to the point of no return, it is over and won't work with the client. The biggest reason is person lies. Maybe a handful of times a year.

I give the lead at least two calls. If all I get is their voicemail, then I just let them incubate in our CRM, until I see some interaction; then try again.

Yes, I have fired a client. I told them the house was previously over priced by a different agent. When I listed it they wanted it listed at the same price. I took the listing with the agreement that they would reduce in 30 days if it didn't sell. It hadn't sold in 30 days and they wouldn't listen to me, so I fired them.  Wouldn't you know, they relisted with another agent and it sold for the exact price I told them it would!

With all due respect Joseph, those are two different questions.

1) I have fired a few buyers along the way. If after a year of looking with them, we either haven't found a home they want, or if they have not learned how to bid appropraiately, I call it a day.

2) I put all non-active leads into a newsletter database. I send out a newsletter once a month and nurture the connection in that way. Unless, they unsuscribe from the newletter, I do that for many years.
