I do not send anything out prior but do have a presentation I leave with them. I like the two steps Barbara Todaro  mentions below. Just enough to wet their whistle but no trade secrets.

we do a two step presentation....with two different binders.... the first presentation is to collect information about the property and to inform the seller of "who we are; what we do; and how well we do it"..... the second appointment is to talk about the home and price.... the second binder is the actual market analysis.... we leave both binders for them to keep....if they're having other agents in, we want them to compare.... we want them to show others what we do.... head games with other agents work well, too!!

Hi Debbie -- not typically but I have on occasion sent a questionnaire that I ask be returned before I meet with them.   I prefer to ask the questions as we sit at the kitchen/dining room table or as they are leading me on a tour of their home.

Not generally, because usually, sellers are interviewing several agents and we do not want to give the seller time to review our material with a competitor. The seller could already have made his choice before we even get to speak directly with him.

I send what I don't want to talk about with the 5 question cover.

I send non-proprietery stuff. "About REMAX" "Preparing your home for sale" "Your team" "Expectations" (never send anything you don't want other agents to see)

When I get there the entire purpose is the answer the 5 questions without telling them until the end.

Depending upon the seller (if they were a referral or repeat) I sometimes send out a pre-listing package which consists of my marketing flyers, Q&A about Why they should list with me, and examples of some of my current listings as well as testimonials from past satisfied clients.
