It varies...minimally we do 3 different newsletter versions via snail mail...that is supplemented with post cards and other mailings...that varies...minimally $500/month....and the return...fabh\ulous....95% of our business comes from these networks !

Direct mail marketing is very effective if you are consistent with it. People will throw away your mailers, because they don't have a need for your sevices, but if you are consitently mailing to a farm area when they need a REALTOR® if they have seen your name enough they will remember. Try to time your mailing so it doesn't get delivered on junk mail Wednesday. When I first started mailing I mailed to 500 homes. First mailing, no response. Second mailing, no response. Third mailing, 5 calls, 3 appointments and 2 listings. ROI...awesome

I send out "just listed" in only a few select higher end subdivisions I work and send out "just sold". I spent about $100 a month on average. That I know of, no one to date has ever contacted me from a mailer. I see it more as a collective effort in marketing. They see my name on a couple of signs, a blog post here, a just sold listing there, a listing on Trulia there, a review on Zillow.com, a directional sign = it starts to add up. Far as a ROI, it is not good but every market is different. I watch my wife and many friends toss mailers when they get them, just solds, etc and not even read them.
