I would want to know why it's not selling. If the price has been reduced to the point of recent sales of comparable properties, then we can eliminate price on its own. If that is the case, then what else is there that is different in this home this is keeping it from selling? I would want to try to identify the root cause and then attack it that way. If it's a case where all homes are sitting on the market for extended periods, then that would be valuable information as well. There is always a reason why something isn't moving. I would try to hone in on that and then discuss it with the homeowner (to show my knowledge and openness) and then devise a plan of attack.

I provide weekly updates on all listings I represent. I provide updates on what is selling in the same subdivision, pricing, average days on market, the number of showings we have had, and even feedback from the agents. That way, the writing is on the wall, the client is not getting hit all at once, at the end of the listing with the reality of the situation. Many times if we are not on the same page from the start (namely PRICE), I make the choice not to take the listing from the beginning. You can try becoming a premier agent on both Zillow and Trulia, the listing will be featured, getting more traffic in online traffic which should result in more showings, and hopefully more offers. Probably the best thing is to consider a price drop if sellers can afford it. Or possibly ask seller if they can afford to pay part of buyers closing costs. Free home warranty if it wasn't already offered. I had one seller throw in free lawn care for 1 year.
