Consider the many ways in which you could use that $9,600.00 to advertise yourself.  I'd bet that most, if not all of your ideas would yield better results than a six month commitment to a company that will not be held accountable for results and doesn't care once they have you locked into that contract.

I've tried both Zillow and Trulia.  Lead quality is dismal so conversion is difficult.  However it's all a numbers game.  As they say - if you can convert and close one lead, it pays for itself.  That being said, I have had a couple of leads that "might" close in the next 90 days.

Waste of money for highly trained agents.  We are trained to fish and thus eat for a lifetime.  When you purchase leads you are buying fish.

The best way to get leads is to take a lot of listings. Period. Then you don't need to advertise for buyers because the buyers will come to you. If you blog, buyers will come to you, too.

OMG, you could pay a mortgage with that money and own something.  We work in all parts of this country, and I have not seen anyone benefit from this type of lead generation.

$1,600 monthly!  You should pass on this deal that just opened up for your zipcode. 

Ok, what you need to do is spend a bit of time on Trulia and watch the Q & A to get a clue who is using Trulia. These are the folks, the leads you want to optimize.  The reality is you are going to be chasing a lot of vapor. This is not the best use of YOUR time, but may be something you can do until you are able to delegate.

#1. Get the lead off of Trulia and onto your website or MLS.

#2. Send the lead a personal note two time a week with great offers or what appears to be coincidental market information based on their activity.

#3. When, and only when, they provide a telephone number do you actually have a lead.

Now, remember when I advised observing what is happening on Trulia? Use that information to present the lead with real benefits of membership that solves the deceptive practices of Trulia and Z and the specially qualified buyer or seller with a real advantage.

All that work and you are still paying $1,600 monthly. If you randomly handed out $25 dollars on main street of your town, in exchange for contact information you will end up with a much higer quality lead. 

That's 64 real people of month. At least 4 of those 64 adults will have real estate on their mind. The truth is, you could do just as well with $5 or the buy a cup of coffer gig.

Now, available to you are other options that have much greater yield, require less of a time commitment and produce high quality leads. Cost ....appr $100.

Yet, agent after agent turn towards the DARK SIDE and hand their dollars to zillow month by month they lose just a little bit more of their internal light. 

Hopefully you will discover a better way.

Even though Zillow has bought Trulia, I have offically given up on Trulia.  I kept track of leads, and sales based on leads on both here for Tucson, AZ.  For me, much better results when advertising on Zillow Vs Trulia, same zip codes.


That being said, now that Zillow.com has purchased Trulia, I hope to see better results from that site.  Best of luck in all your marketing endeavors.

I have never purchased leads, but if I did, it would be essential to have an admin catching all of the calls and puting them directly into my schedule quickly before they have the chance to contact anyone else.

I am wondering if this is a standard charge or if it is done by market.  That would be pretty salty monthly fee for our market as the average home sells for $140,000.

I would never spend so much money on trulia or any other marketing. You are actually promote them, and a bit yourself. If you have such nice marketing budget, there are so  many more productive ways to market your service.

Steve Brant - any lead generation has a value if you can convert it! So, it's up to us and not up to Trulia! Although I have been not so lucky in converting these leads, I need to find out a better system to do that rather than blaming Trulia - as I can still cancel my subscription after 6 months!

That is a lot to spend for a site that captures people at the beginning of the process and distance between them in find information and taking action. I would rather do a PPC program that is specified to the type of clients I am trying to attract.

That is buying a lot of leads.  That is a big investment so you have to be calling those people back

When are people going to get it.  Buying leads seldom pays.   This is the most expensive I have ever heard.  Why do you want to buy leads that are yours if you just market yourself?
