we recommend a stager to those who need it.... there are many who have a talent for placing furniture and decorating.....and there are some that should be gutted and there's no help for those people....

Hi Sharon -- quick answer - is it depends.  I've actually had some seller clients ask me about staging while others have no clue of the concept(I'm guessing no cable television either).

It's a question and a topic that I need to make a part of every presentation - something that should be a part of my toolbox.

I always make the recommendation because our market here in Santa Barbara pretty much demands it. But sometimes the sellers just cant do it so we look at ways to do it without the services of a stager.  In those instances, I tell them what needs to be in the house - along with ALL OF THE THINGS THAT HAVE TO GO!!  Then its up to them to procure the items and stage the home.  More often than not though, when they look at what they have to do, and if they have to buy anything, the cost of staging is of little concern to them.

I always pose the idea for the most money offered and for a quick sale. Most of my sellers have never wanted one. They think their home is beautiful without staging and everyone will want to pay the most they can to buy their home.  This is where you will see wink!

It depends on the home and the market.  Debbie is good about staging kitchen and baths in the ones that we know really need staging but the sellers just can't pull it off.

No. If they want to consider one, they can do the research and interviews. I've never really needed one, and i can only think of one homeowner who had already had one come in before I listed. I wasn't really inpressed with the furniture layout, but I think the homeowner was involved in the decision on where to place stuff. They just had way too much furniture, and not enough places to put it.
