The most difficult thing about my job is when a transaction has fallen apart, and I must convey that information to my client, if they don't already know it! Fortunately, over the years, I have had a better than average percentage of my transactions close as expected!
Usually, if there is a wobble, it's because someone isn't or hasn't done something they should have done. The secret is to find out who that is, and move them into action.

When Buyers ask me to write up offers with 25% discounts off the asking price.
When Sellers ask to list their homes at 25% more than the market will bear.
Why, because if this happens, I know that I haven't done my job properly!
Kerrie La Guardia most buyers believe that house-hunting is hard! Yes, it does take lot of time - however, the most important part is - once they like the home, winning the offer in seller's market - and keeping the transaction together is the most difficult part.
The hardest part of my job is getting to bed at a descent hour!
Kerry, I think the hardest part is dealing with rude, or nasty people that have no concern or care for others.
Oh...let me count the ways....It's always about the people part of the job...it's rarely the property being the problem! You've got buyer/seller/buyer's agent/seller's agent/escrow/lenderss...one or more of them is bound to cause a bump in the road in a transaction.
Keeping business consistent when rates go up or the industry as a whole slows down.
Dealing with relatives. No explanation needed!
Dealing with incompetent people or those without the ability to be reasonable.
