I think generating referrals is different than generating leads. If you are looking for phone calls, pick a farm area where there is a lot of turnover. Use the basics like local newspaper ads and post card mailings. Consider starting out focusing on rentals. That will get your sign out. Many agents don't do rentals.

Mailing, calling, emailing your friends and relatives (extending your real estate services) is a good start. At same time, be sure to include asking for REFERRALS from them of any of their friends and family with real estate needs. Your office manager will hopefully have introduction-like letters or mailing postcards for you to use as a guide. Seek out the "true" top producing agents and ask for other ideas along the way. Make sure the agent or manager guiding you has actually succeeded in this business... Otherwise, you will likely produce in line with your teacher.... Also, there are some respectable lead generating companies that will provide leads at per lead expense. Best wishes.
