Once I had 10 people from a family - however, I knew the family and had no concerns.

For first showings, I encourage only the buyers. 2nd showings are different. I have a document that all buyers get early on which explains the group MUST stay together once in the house and that children should not touch items (including toys) for liability reasons.  Most are OK with that.

This usually isn't a problem for me but I have had a few families that have everyone tagging along. I don't mind extra eyes but three car loads of people is a little much! I don't have a number tho.

I've never had the need to limit the number of people at a showing.  I think the maximum I've had at a showing was five people, all family members.

I don't limit the number of people. I have had young couples buying their first home, and often they want mom and dad from both sides along. As long as they can all get there, I'm happy to show the home to all of them. I can't take more than five people in my car. LOL.

I also never felt the need to restrict the number of people. Most of my showings were from 2 to 4 individuals, which mostly included kids or parents that loved to tag along. I did ran into trouble once when a family had 5 kids and they all loved to tour the homes. I didn't think too much of it at the time, because it showed me that they were serious buyers.

I don't have a specific number but use my judgement depending on whether the home is occupied and how many adults and children. I feel like I can handle about 5-6 at a time and more than that, they tend to wander off and I cannot monitor the showing.

Fortunately, I have not had to set a limit on the number of people viewing a property. Seems like the ones' with the least skin in the game are the ones that have the most to say. I do know agents that had the family tree follow accompany them.
