Jillian - I believe in open house events because I have found they sell homes and that is my goal. In my opinion, this discussion needs to take place at the time the listing is signed and there is an agreement as to the marketing plan.
Everyone needs to be aware and on board. Maybe there are some real concerns or reasons why an open house is not a viable idea. I believe the seller-broker relationship is one built of trust and working towards a common goal and not one of trying to convince the other side.

Explain to them where buyers are looking for real estate - the internet. Then that buyers today generally don't have an agent, so the open house allows these non represented buyers to see the home and decide if they want to move forward with a purchase without being pressured by an agent to make a buying decision. I have had one buyer came to three open houses at the same property, sitting there at one for over an hour, placing her furniture, and sher had an agent, she just wanted to see the house several times before she moved ahead and purchased it.

Be prepared for answers stemming from "Open houses don't work and are a waste of time" to answers such as "Open houses do work". WIth my own situation I have sold more than a few homes through open houses so to each his/her own.
If I were you I would not convince the owner to do anything. Lay out all of the benefits for doing an open house and then list out all the negatives and then let them know what you prefer to do. It truly is there decision.

Jillian, my experience with marketing says that when others say "it is a waste of time", or they say "I always...", I don't buy either extreme. You are trying to (1) generate awareness (2) stir up interest, (3) look for a reason to talk about the seller's home, (4) get feedback, and (5) demonstrate to the seller that YOU are pulling out all the stops for her! Go prepared. Go expecting an offer. And by all means, load up on entusiasm. Take steps to insure traffic walks through the door. The neighbors are watching!!!!
Have you taken the seller to an open house conducted by yourself or a respected collegue?
For a REALTOR® not accustomed to holding open houses, I would suggest taking an occasion to drop by a few. You can meet a fellow REALTOR®, learn something, and invite them to you Open House. Years ago, it was almost a given that agents would drop by as support, to snoop, to brag, to just bouy one another. You may return with the perfect buyer. Who knows?

Share with the homeowner the statistical relevance of engaging the community.
Explain the PURPOSE of the open house you will conduct.
Reveal your strategy that aligns with the purpose and how the result will prove beneficial to the home owner. If you can think of nothing else, you can get real time buyer feedback regarding the house, if you actually have a plan to do so.
Suggest they will have an exceptionally enjoyable time taking in the movie they've been wanting to see while you hold the house open.
