The only useful feedback is an offer or no offer. Anything else is silly!

Had a buyer tell me the home was perfect for them in every way, but they could not buy the home because street name was also the name of a famous brothel in a nearby town.

None of it is silly. We must remember as Listing Agents we simply want honesty, even if we don't agree with it. Please, just write down the feedback, don't argue, and share your thoughts about it when you share it with your Sellers. When getting feedback, this is not the time to be argumentative. Thanks

I guess we could call this "silly" although I think Webster's Dictionary would have another choice of words. The agent called to ask for the alarm code with the sound of the buglar alarm blaring louding into the phone. There was no alarm on the property. He had entered another house somehow!!!!

I received feedback from two buyers' agents who showed one of our listings on the same day, back-to-back. One said "not enough trees on the property" and the other commented "too many trees".

I too find the silliest feedback being when the client didn't like the obvious feature or lack of. As in , "Buyer wants a two-car garage" when my listing has a one-car garage. Waste of everybody's time.

It was from a Buyer I was working with who had very specific requirements - They said I'd found them exactly the house they wanted, but they didn't like the floor joists.

Richard, I once had an agent say they were going to write an offer on my listing that evening. I asked. "When did you show it?" "Oh, I'm showing it tonight." Never saw an offer.

I agree with many others - the silliest is when the feedback says they didn't like the lack of a certain feature when it clearly states the features in the MLS listing.

HAHA! I'm pretty sure I've heard most of these. The most common is, "They don't like it because it didn't have..." Reading the listing description would have saved everyone a lot of trouble!

Richard, this silliest and least informative feedback received was a laconic:
"NICE HOME"

The worst feedback in "nothing" but i ofte wonder when they leave 1 or 2 words such as "loved it" and you never hear anything else from them.

Hmmm, I had one agent call to provide feedback on a 2-story home and say the buyers didn't like it becuase it was not a single story. I had to wonder why they bothered
4,841,439
I typically don't ask for feedback --- a written offer is the best feedback.

When the agent who wanted to show the townhome and asked if it had a view. The MLS stated that the home had a view of the mountains and greenbelt. I'm convinced some agents don't read the details.
510,246
mine is more of a peeve ... I shake my head when they comment about the furnishings ( which do not come with the house of course !)
Most times the buyer feels like they have to come up with some type of critique if they determine it doesnt suit them..
864,758
Buyers love the house, but out of their price range. I am like...why did you show it to them?
305,610
I would have to agree with many folks here and say it is when people state the obvious .. LOL
1,455,360
I get baffled when the obvious is stated. For instance, it only has two bedrooms when two bedrooms are clearly stated.

I think most feedback is silly as we know already what the strengths and weaknesses of our properties are. We also know it takes an emotional connection for a home buyer to want to make an offer. Much of the feedback is only saying what the agent thinks is wrong with the property. The buyer probably said nothing.
984,156
I do not ask for feedback unless the seller specifically wants it. I am like Gary Waters...if there is no offer...that is feedback enough.
446,514
Reading some of the comments makes me wonder if some of these agents ever read the listing agent remarks before showing.
1,139,869
My belief is the only good feedback is a written offer. Though telling the seller what they are supposed to know and don't want to hear is good too
4,434,277
I do not blame agents for not giving feedback,
If the buyer is interested I call the gent right away so that I will be alerted if another offer is coming in.
2,234,971
I haven't had anything too funny or silly. I did have one buyer call a house a hobbit house because of all the sloping ceilings on the second floor.
747,799
I agree with Gary L. Waters, Broker Owner Waters Realty of Brevard, LLC comment. Never seen a comment about something the Buyer was not aware of.

Him: The bathroom is too small for the asking price.
Me: Well, at what price is the bathroom the right size?

My sellers and I received this actual feedback from an agent who'd shown their $900,000+ gorgeous home: "We didn't like the angle of the couch in the family room, and there should have been 4 stools at the breakfast bar, not 3." True story. We just laughed in disbelief.

I have had a sad one where both the people loved it which brought their relationship to a higher level of commitment (they were already married) and she decided to tell him she wanted out or the marriage. Yuk

Didn't like the brilliantly bright red wall in living room, heavy dust on carpeting and stripper pole in bedroom. Needless to say, they did not choose the home, but some people can not look past their first impression of cosmetic issues.
1,788,470
Which goes to show... some people just don't bother to read. You've probably noticed how obvious that is in some of the comments here on AR. As a copywriter, I've even had comments on my posts that say something like "Hope you get that listing" or "Good luck on a fast closing."
Huh??

"We couldn't find the house". No, it wasn't hidden. Located in a normal subdivision, but realtor couldn't find it.

Dear Richard,
Interesting feedback. I do not have anything glaringly silly to share.
415,812
Often, the feedback I get from other agents is "if they liked it, they would have bought it". Obviously, those agent don't understand sales and won't be getting a recruitment letter from my company.

I had a client not like a house becasue teh bathroom was painted pink- I offered to have it painted for her... (as a closing gift)

Haha Annette Lawrence ... exactly what I was referring to.
I have a listing for a ground floor unit. It's obvious from the unit number, the pictures, video, and I make mention of it several times in the listing remarks.
Me - "So how did it go? Did your client like it?"
Him - "I didn't realize it was a ground floor unit so no, she didn't like it at all."
