Your MLS insertion is not going to help your search bots lift you higher. But don't waste the space not used in directions, remarks. The tiny narrative options should be used to help flesh out the property. Used branded, unbranded videos will help. But have your own site with the properties set to ring SEO bells. Wire those for the front page landings all the time.

Our MLS will not allow us to put "MLS" in domain names or other marketing materials.

We cannot put anything in our MLS materials anywhere that would disclose how to get to the listing agent. Everything has to be unbranded in the MLS.

If you are asking if we use key property attributes in our discriptions, I believe the more the better. In Prescott, Arizona, we have mountains all around. The key words that are significant here are things like ponderosa pines, boulders and views of Thumb Butte and Granite Mountain. I am learning to put more in my descriptions because many such attributes which are in our MLS are not part of what gets syndicated.

Well now Dena, I have not even thought of this.  We are not allowed to put our website of branding within the MLS so I don't know how it could help drive traffic.

I have never givein it a thought and use the few words we get to attract the buyer and the agents. It makes sense though that carefull choosing could be helpful in getting picked up on the web.

I haven't seen any benefits from keywords in my MLS descriptions come back to my site.  Though, in other posts, non-MLS type, I think it's a great thing to do.

I don't notice anything as far as my website but if a home has special features like "ocean view" or "pool" agents find my properties more easily.

One of my keywords is "Mountain" and since that's what I sell it does come naturally. I was just wondering about other agents experience or if agents are trying this.

I have trouble enough as it is trying to say everything about the property in the short amount of space given to us on our board. Stuffing it with keywords will limit it even further.


That being said I think you may be able to find a way to describe the house naturally and using keywords while doing it.

I haven't done what I think you're saying because I want to describe the house.  But I don't think it's a bad idea as long as it doesn't seem obvious and you say everything you want to say.

Dena Stevens, forgive me for being obtuse.  We can search our MLS comment fields for any word or string of words we choose, so they become 'keywords' in that regard.    I can add specific tags to blog posts and other social media as well.  Is this different than what you are referencing?
