I seldom practice my scripts and I feel good when I do them, I just like being me when I talk to people.
I walk to the door and scan quickly for
1) Toys= kids
2) Cars= more then one in home*
3) Condition of the property
4) Pets
When I arrive at the door, I will have a script based on what I see, I do use a standard sript at the door if only one persomn wit out distractions
*I know who owns and other real estate information needed as an agent

I used this technique all the time when i first got in the business. When I trained agents we used dialogues and practiced our techniques. Now I do it in my head before going to a presentation or to meet a client. It pretty much goes the same way each time but a little practice doesn't hurt.

Gee, I have some old CD's from a training course I took seven years ago. I go back and listen to them maybe once a year to refresh my memory. I always am thankful that I did because of all the things I fortet about over time.

Yes, I give practice speeches in the car, the shower, and sometimes the mirror. Sometimes my wife comes home and asks me who I am talking to. She must love me because she tolerates this. It also gives me ideas as I go along because it is done in stream of consciousness mode.

I understand the purpose of scripts. The purpose of scripts is not to parrot those words but to be aware of the points that need to be made, a logical sequence to build those points, the navigation around objections and the most important of all, ask for the business.
One of the issues we as unique human being dislike is COMPARISON. It absolutely kills the ability to be creative, and reminds us of hurtful times of our past.
Practicing a script, even being fully aware that such activity will without exception, improve one's skill, gets nixed for shame influenced, reasons.
I do not practice scripts. I should.

I think scripts can be effective, but I don't use one. It feels inauthentic to me. People who are dedicated to scripts will say I'm just not good at it and they may be right.
I interviewed some agents for someone out of state. One of the agents sounded like he was reciting a Tom Ferry script. I asked if he'd attended Tom Ferry seminars. He excitedly told me he had. I said it sounded like it. He enthusiastically said "Thank you!!"
Unfortunately, I did not mean it as a compliment.

I know scripts work but I've never been good with them. I have been to Mike Ferry seminars and like his stuff...but try to integrate ideas into my natural personality.
