I would move on to the next client...you've made the calls...you've sent the emails, there's nothing more you should do. Perhaps they were baited away by another lender? Perhaps they died (I've seen this happen)? Perhaps they were arrested (I've also seen this happen)? They could've lost their job....there are SO many reasons people disappear during the process (even more reasons if they haven't given you an application fee)
Your best bet is to reach out (which it sounds like you already have) and then continue to focus on the clients that want to get to the closing table.

Send a release with a return stamped envelope to get them off the fence or know one way or another.

Larry Johnston has a good suggestion. Is there anyone else you can call?

I hope that nothing bad has happened to them. You can do a search and try your best to touch base with them for that reason.

If they're in a contract, call their agent. If not . . . I wouldn't bother. You have been shopped and dumped. They just don't want to tell you.

I drop then a letter that highlights the attributes of their life, they exhibited that make him/her/them exceptional, and people of exceptional integrity. I share the impression they made on me and how rare people of exceptional character are destined to influence the lives of many.
I invite them, at the time of their choosing to reconnect.
What ever the events the preceded the disappearance, the letter will dust the grime of the world from them and with or without me, have received the encouragement to go forward and make a difference.

Hi Chris Mamone ... it looks like they just changed their mind. The funny thing is that it takes nothing to answer the phone and tell you "sorry, I'm not going to proceed".
Recently I called a business for some potential work. I liked everything they had to say and then they emailed me a quote. They called a day later but rather than me not pick up the phone and have them keep calling I of course pick up the phone and let them know"Sorry didn't know it would cost this much. Don't worry about calling me, I'll call you if I change my mind".
Done.

Have you checked the obituaries? It could be she died. Stranger things have happened.

If you exhausted all the places to look for them, then let them go, or seek the help of the loan officer that's working with them, or stop by the place they work at and drop off a note to be delivered to them

Good morning Chris. It is most likely that they got cold feet or one reason or another and don't know how to tell you, so they just go away.

As much as I don't like to go to extremes I would call Sheriff's Office, I would think that something happened to her.
Have a nice weekend,

If you've reached out at least 3 times let it go. Sometimes clients go MIA and you waste time trying to connect when they've dropped out.

Its one of my refinance clients. I structured a deal to save them 1% interest and $400 a month and she was all excited very easy to work with and then nothing... I've got a week until rate lock expires. I've never had a good client just up and leave with no communication.

Chris, if this is a purchase, can you ask the agent to get back involved with selling you? If not, have you sent a hand-written card? Knocked on their door?

Chris Mamone - happens once in a while - however, if only you have signed agreement, this consumer is a 'client', just an FYI!

Sometimes it happens. Sometimes they disappear and come back again, sometimes they are gone permanently( hint: they home someone else to write the offer or another dirty reason). Hope, your clients are honest people and they have a good reason not to return your calls/emails/etc.

Sometimes a family disagreement may be the reason....just stay in touch.

I will give it a week and then call again...they may be out of town for some reason...after that I may stop by the house if I know where they live/.

Halfway through which process exactly? Are they in escrow? Buyer? Seller?
