I would move on to the next client...you've made the calls...you've sent the emails, there's nothing more you should do.  Perhaps they were baited away by another lender?  Perhaps they died (I've seen this happen)?  Perhaps they were arrested (I've also seen this happen)?  They could've lost their job....there are SO many reasons people disappear during the process (even more reasons if they haven't given you an application fee)

 

Your best bet is to reach out (which it sounds like you already have) and then continue to focus on the clients that want to get to the closing table.

I hope that nothing bad has happened to them.  You can do a search and try your best to touch base with them for that reason.

Hi Chris Mamone ... it looks like they just changed their mind. The funny thing is that it takes nothing to answer the phone and tell you "sorry, I'm not going to proceed".

Recently I called a business for some potential work. I liked everything they had to say and then they emailed me a quote. They called a day later but rather than me not pick up the phone and have them keep calling I of course pick up the phone and let them know"Sorry didn't know it would cost this much. Don't worry about calling me, I'll call you if I change my mind".

Done.

If you've reached out at least 3 times let it go. Sometimes clients go MIA and you waste time trying to connect when they've dropped out.

Its one of my refinance clients. I structured a deal to save them 1% interest and $400 a month and she was all excited very easy to work with and then nothing... I've got a week until rate lock expires. I've never had a good client just up and leave with no communication.

Sometimes it happens. Sometimes they disappear and come back again, sometimes they are gone permanently( hint: they home someone else to write the offer or another dirty reason). Hope, your clients are honest people and they have a good reason not to return your calls/emails/etc.
