Garry, you must understand their exists a GREAT selection bias in the responses to your question.
The pathology of a real estate business is predictiable. For listing agents who have been in business 7 years or more, referrals ARE the biggest source of leads.
For those with fewer years or are buyer agents, the response will be incredibly different.
There are over 44 ways to generate leads. referrals are one.
Which one works BEST is the one the agent works effectively.
Like other before me, 'referrals' is the goose that lays the golden egg.
