We have a clause that says in should remain in the same condition as contract date, with ordinary wear & tear.    If the home is a mess, I do ask for the property to be professionally cleaned, especially if I have CLEAN buyers.

We do not have that clause, as yet, Jeff.  However, when giving cash to homeowners to leave premises on bank-owneds that is a specification.

It's quite a mix of practices and stipulations. I've had buyers ask - don't the sellers have to have the place cleaned? The answer is no, they don't. Yes, as a courtesy (and many do a great job) but not required. I have only had a couple instances where it was a stipulaton in the contract, and in one case it was countered out.

I have had buyers request professional cleaning on my listings but have had sellers who do not agree to it because there will not be time . Sellers  always agree to have it broom clean.

Beyond saying house has to be delivered in as good or better condition as when offer is made, our contract is silent as to cleanliness of home. I make it a habit to write in a condition for my buyers that a home be professionally cleaned prior to closing and carpets steam cleaned. I've never had a seller say no.

Yes...ours says "broom Swept".....and we do have some clients that request cleaning be done and other sellers who just do it on their own.

Most usually as-is sale.  Broom clean is where the property owner is moving out.  Professional cleaning not usually.

We usually expect a clean rental property, but I wish we had a default clause in the purchase contract to leave a clean property for buyers.

We don't have that clause on our forms, but I do include stipulations on how clean to expect it.  If the house is a mess when we look at it, I assume it will be a bigger mess when we close if I don't specify otherwise.

No, I was never asked about professional cleaning and sellers almost never clean after themselves. Sometimes, when I know that the buyers must move in quick and have small kids, I bring the cleaners as a gift.

Good question!  I've lived in 4 states and this is the first one that I've run across where that isn't expected.  I always encourage my sellers and may even assist if necessary to make sure homes are clean.  Nothing like buying a dirty home!

Yes in Tennessee contracts say broom clean and free of debris. But many agents write in professional cleaning on top of this and steam cleaning of carpets too. Experience has taught us that sellers don't always know what broom clean means.

When I moved I scrubbed everything including windows and had a professional cleaner clean too. I wanted it move in ready and it was. That's the way I would want it if I were buying.

Jeff Dowler CRS our standard purchase & Sale agreement has a 'broom-clean' clause included - however, I recommend my sellers to get it cleaned professionally - and most of the times, buyers do get it cleaned professionally, too.

I haven't seen any offers where the buyers ask for the home to be professionally cleaned. Now I have seen this with the carpets.
