I search AR for an agent in that area, then I read their posts to see what they talk about. If there is nothing indicating their are working with either the buyer or seller I have I look elsewhere.

Tabitha, being part of a franchised office doesn't make a difference in my opinion. I was a part of that, and now I work from referrals because of my strength in the market and the professionalism that I exhibit on a daily basis.

Franchise, years in business, evidence of being in the market now, answers their phone, answers their phone professionally.

Or, call a broker with correct franchise in the area and ask the broker to refer me to an agent matching gender, age and temperament needed.
