Richard,

You are looking at the ONLY online marketing you need to do.

Nobody knows more about the details of their gazillions users like Facebook and they allow YOU to exploit that information. Better than Google. Better than Bing....well better than all with the exception of Corelogic.

Focus on creating good copy, CTA and your value position. If you don't master the fundamentals it won't matter where you spend your money.

The problem is, we are unwilling to let the little ducks drown, we tend to refuse to let go of bad habits and keep pumping money into bad ideas when the evidence before us is they are no longer effective.

In addition to Facebook, there is one other technolgy you may consider as a booster to the FB effort.  That involves snagging the IP addresses. I think you know what I mean.

Annette Lawrence - thank you for the reply. Yes, I am very familiar with ip address or better known as geo-targeting which basically allows you drill down to specific neighborhoods and even streets users live on.

I also believe that Fb is the way to go for Realtors. It just fits with our business very well. I will take you advise on the ad copy and start my campain next week.

I just ran a few different ads with facebook. It has definitely increased the numjber of fan pages on my business page.  The most effective ad was for a listing...I got a few calls from folks who saw it on facebook. I narrowed the fields down by age and neighborhood...that drove the cost down to pennies per impression...

This did not work for me personally, but that may have been because I tested in Nov.  So, I may retest in the spring.

I know it's worked for many realtors (both on AR and not on AR).  You should do some searching on AR as there have been several posts written about this subject w/ some advice.  Also, you can do the same on google.

Generally effective when looking for buyers as long as you have listings to post.

Does anyone have some thoughts on geo targeting out of town areas for buyers? For instance we sell condos to alot of folks from Canada, FLorida and Georgia. Our Facebook ads are normally for seller leads in our area . Just wondering with Facebook CPC and how that would work.
