You might want to use Wordpress, then check with your local MLS about integrating their IDX. You're in CA, check with Superlative.com. Not recommending them, just might be a good comparable. Win Singleton is an agent in this area that builds websites as well. http://www.summitweb.com/real_estate_sites.html. You could also check with your local community college instructors. Also, activeagent.com ( gohome networks ) if you want monthly fee.

We just went with LinkURealty, and they re very good. Its templated for some parts but we had a custom one built.
