I look for an inspector that is knowledgeable and thorough, and able to put any issues in perspective for the buyer. Like Tabitha said, I had an inspector who scared my buyer over a minor issue and the deal almost fell apart. For myself, I like a home inspector that is quick respond to scheduling inspections and provides the home inspection report the same day.

The inspection is a deal breaker for the Buyers so I need an inspector who is friendly and knowledgeable. I had an inspector scare the crap out of a Buyer and they decided to not purchase the house based on the responses from the inspector. The inspector should stay some what neutral and provide the facts without their opinions on the property.

I like a home inspector who will treat the time as an educational session for the home buyers. They are much more comfortable when receiving tips and being advised what is normal maintenance and what should be of concern.

Next issue is accurate prioritizing of findings. EVERY FINDING SHOULD NOT BE IN CAPS! (OR even worse...RED LETTERS!)
