@Jeff Fisher Everyone above is right. Takes about 2 years. I did 7 mailings a year to 500, Was about ready to give up the farm, but then got two listings.
Since that time about 1 listing per 500 mailings.

You have to pick a farm area that has a good turnover rate and is price right. I mail quarterly and get a good respond but it took a couple of years for the first call now I mail How much is your home worth and gets lots of calls.

Like any smart campaign, one has to have a strategy and spaced repetition. You want them to notice the postcard, want to keep it, and be delighted by the next card they get. We did a 5 part series postcard for a client in SF, and it worked beautiful. Each section of the farm received a different card appropriate to their psycho graphics and their demographics. It was a real success, and by that I mean, return on investment with 3 closed deals. A
