I have used two loan officers over the years just because when they qualify clients they let me know if they can qualify now or if the clients need to work on credit, work history etc. up front.  I know so many loan officers that will send the loan all the way through underwriting and the loan will be denied -- who does this hurt???  The consumer. . .  personally I want to know upfront if my clients qualifies or not.

Hi Richard, at the top of my list is "responsiveness".....whichever way the transaction is going.  I appreciate too, when I'm "kept in the loop" by being copied in on all emails going to my client; that way I don't have to bother my favorite lender with lots of time consuming phone calls.

Short answer is that the lender must be competitive with rates and above all threat my client as I do. They must feel like they are the only ones that matter and above all tell them the truth.

If he has the time for me. Most lenders want our business, but when I need their time, I tend to reach their message. I usually like to partner up with lenders that are available on the weekends when I hold open house. When I dial them on the weekend is because I have a client on hand that needs immediate attention.

The lender must be knowledgeable, reliable, available and nice.  If the borrower has questions, answer kindly.  Never act as though the question is silly or stupid.  

If the borrower is a first time buyer, let them know what first time buyer programs may be available to them.  Do not ignore these programs because a buyer can qualify without them.  If you can provide additional value to the borrower, always do so.

If a lender provides marketing in hopes of gaining the opportunity to earn some business, that's fine.  I'm not a fan of co-marketing, though.

I agree Gabe Sanders...not a fan of co-marketing. I don't want my clients to feel like I'm endorsing a certain lender. As always, I provide my clients with at least three different resources. I do make sure the lenders that work well with me are on that list!

Lamar Holliman , Gabe Sanders  and sandy straley those are all good qualities but isn't that just the very minimum?   Do you ever want your lender to help you attact prospects or co-market with you?

I always recommend the ones my clients loved working with. One lender I work with constantly keep contact even with the people that couldn't buy right away. I knew they were a go getter when after 15 years in this business they stopped by one of my open houses to look at a home a client of theirs mightlike, they bought that home:)

I see alot of the same answers about communication, what and where are the breakdowns? We have created a unique structure here that our referring partners enjoy and I am wondering if it success is in part to the seeming communication gap that agents seem to have with other lenders.

Good communication is a must. I have to know what is going on. Can a lender take control of the turn time on an appraisal? I would like that, too. I've had so many appraisal hold up closing.

The mortgage lender needs to be local, part of the community, professional and can get the referral without being micro managed. When they get the buyer on the line, I can neck rein away in good conscience and work on other real estate listings, sales because property buy and sell is all about volume. The best use of your time.
