If you want to sell your home, then there are three things that you must understand  before you can successfully sell your house. First thing is, if you are not ready to sell your house, then it will not be sold. Second thing is, you must prepare your home to sell - for the buyers - not for yourself. It is the buyers who will vote on your home, with either a contract to purchase or with only a one-time visit, and you must do everything you can in your power to ensure that the buyers vote favorably on your home. Third thing is, the market is what determines the value of a home, not it's location alone, nor the amenities that you've spent loads of money on. Do they play a factor? Not as much as you might think, without having compared your home to others like it in your area. In order for you to be the one who has the "SOLD!" sign on your home, you can benefit from having a realtor who understands what it will take to get your home sold. Honesty and integrity in giving you an accurate picture of what your home is worth in today's market that will insure a successful sale, and guiding you through the process of preparing and keeping the home market-ready at every step, is the true hallmark of any realtor who is committed to meeting your needs. Understanding what the market is truly like at this point is the key to accurately listing your home at the correct price (and there is a correct price-the price at which it will sell, given its condition, location, amentities, taxes, etc.). Although there is always room for negotiation, if you are truly interested in selling your home, listing it at the correct price at the beginning will result in more showings and definite offers on the home in less time than the standard contract entails.

Now that the foundation has been laid for you to have a successful listing, there are some other elements for you to consider as you decide to place your house on the market. The first thing is to understand that you are entering into a fierce competition with other likeminded homeowners who have the same goal as you do - to get their house sold. One of the tips that you can follow to ensure that your home sells is to not follow the competition in terms of when you will list your house. It is a common practice for homeowners to wait until the spring season to list their houses, with the rather predictable result of having a market that's saturated with properties for sale. Having less competition works in your favor, so if it is possible for you to list your home during any other season, then you should by all means do so. Another tip that will help make your home stand out among the rest is increasing its curb appeal by doing some routine cleaning and tidying up around the property.
