We specialize in making Commercial and Residential mortgage loans to borrowers who have credit issues, difficulty proving their income or have had their mortgage applications turned down by the big institutional banks. Most of our Borrowers receive their funds in less than 2 weeks.

We’re not a bank and we’ll never think like a bank. We don’t put our Borrowers through months of requesting one document after another like so many other lenders do to their Borrowers and then never fund the loan. We tell our Borrowers right up front if we can fund the loan and we’ll close the loan in 1 to 2 weeks. So even if you’ve been turned down by your bank and you don’t think you can get a mortgage loan, we should be able to get you the financing you need.

If you have less than perfect credit or just need money fast and own California real estate we can help you. If you have problems proving your income, can’t prove your income or you’ve been in business for less than two years we can also help you. We will go the extra mile to get you the money you need.

 We’re not as concerned about credit or income as many other lenders are since we base the mortgage loans we make to our borrowers on the equity they have in their properties.

Commitment is the word I would use to describe my experience with Westar Lending. The “regulations” lenders must comply with today have made it extremely difficult to “qualify.” My own bank of 40 years wasted my time processing my application to an eventual decline. From there I went to Mortgage Brokers and they all threw me against the wall to see if I would stick. Westar took the time to explain the challenges we faced, asked questions beyond the application and developed a strategy that led me to an “approval” that fully complied with current regulations. Westar’s commitment to me, their investors and their own professionalism is the standard all Bankers should aspire to.
