I've been investing for five years and started as an accidental investor. By this I mean we purchased a retail property with apartments on the second floor. We thought the apartments would help pay the mortgage if we could keep them rented. Within a month all five units were full and we've had a waiting list ever since. Our mortgage is covered by the apartments and cash flow comes from the first floor which has multiple retail spaces now, instead of the empty space from when we purchased.
I decided to try and find another building but it proved more difficult than the first.
After spending countless dollars on seminars, classes, books and gurus, I went to work for Larry Goins, in Lake Wylie, SC. Larry is the author of The Ultimate Buying & Selling Machine and for almost a year, I had the best education I could be paid to get. :-) I learned from one of the best in the business and began building a national buyers list.
After going on my own, I purchased over 100 properties the next year. Most were resold, but I've managed to hang onto a few and several are owned with no mortgage. I flipped properties from the Carolinas to California and Florida to New York. This gave me enough experience that I began vending with Donald Trump's Learning Annex.
The exposure this provided was incredible and continued to build our buyers database.
