My wife and I recently worked with Susan to sell our townhouse in Santa Monica, and I cannot recommend her highly enough. Susan was intelligent yet always patient with us, and with the buyers/their agents she seemed to be tough but fair and always conducting herself in a professional and collegial manner. Throughout the process, we felt that she was responsive and clear in her communications with us, ready to answer questions quickly and with her good judgment and experience. And on top of all of that, she was conscientious and seemed sincerely focused on thinking of us as clients, on what would be best for our family and our situation. At the end of it all, the really great result we got in our sale was just a product of Susan's guidance and care. I would recommend her to anyone looking to sell or buy a house on the Westside, and in future transactions hope to (and plan to) work with her again. |

My fiancee and I were first-time home-buyers when we met Susan. We didn’t know much about what we were getting ourselves into, and the market was so hot in fall of 2013 that we were quite intimidated with how fast everything had to move. But Susan was amazing. She was patient, understanding, and most importantly–professional, punctual, and completely on top of her game. She put all of our fears to rest, walked us through the process step by step, and made sure we understood everything that we were signing and doing. She helped us make a great connection with the home’s original owner, who we became friends with. I really felt like I got to know her as a person through the process. It made our first home purchase experience a wonderful one. (Bonus: Even after the transaction, Susan remains available to help us wherever she can. Wasn’t expecting that, but we’re totally impressed!) |

We would like to thank Susan Strutz for her efforts and efficiency in the sale of our townhouse in Santa Monica. Susan was efficient and a good communicator. She kept us in the loop every inch of the way. We felt comfortable and confident that our sale and associated transactions were being handled correctly. Susan is a wonderful agent. She is warm-hearted, easy-going and down-to-earth. That’s why I chose her as my agent when I met her on an open-house she hosted. At that time, I just moved to LA from the Midwest and was looking for a place to buy. She struck me as someone who is familiar with the local market and reliable. Susan proved just that. Once we were out looking for a property – there was already six offers on it; Susan advised me that I would have to add 50 thousand to the asking price. I decided against bidding but a month later found out that property did sell at the price precisely of what Susan had suggested. Susan cheered me up when I was upset at another property that we offered but went to another buyer. She reasoned with me on all the things that I disliked about that property. She then encouraged me to move on – which we did. I was able to soon find out a property and the seller accepted our offer. As a person new to the California market, I had a learning curve – Susan was always there to guide me through. Even after we moved in, she dropped in and gave us information on the local schools and camps which we appreciated dearly. Susan is knowledgeable, responsible and patient – highly recommend her! |

Patience is one of the key qualities that make a good Realtor into a great one, and Susan has it in abundance. I believe that from our first call to her office to us buying a house, the whole process took us over five years. There are not that many people who will stick with an unknown quantity for that long, but Susan did. She, helped us see numerous houses, adapted to our ever changing demands and financial situation, and through it all did not pressure us in any way or try to get us into something we were not comfortable with. In the end Susan helped us find exactly what we were looking for, she helped us secure the house for the right price, and without any difficulty assisted us in solving all the issues that arouse, as they always do, in closing. We can not recommend Susan enough and hope that she helps you find exactly the house you want, though maybe in less then 5 years. Hope all is well, |

We just acquired a new home in Santa Monica and we used Susan Weingarten-Strut as our realtor. It was one of the best decisions we ever made. At first we were a bit skeptic, because Susan only works with clients exclusively. We were new to the market and to the whole process of buying a home. So it seemed like an unnecessary risk to commit ourselves to one person we barely knew. There are other agents out there with no exclusivity clause in their contracts and it might occur to some that it is a good idea to keep one’s options open. Realistically, though, once you start the whole process of looking for a place you will want to do it with one person only anyway. Particularly when that person is as good at their job as Susan is On top of that it only seems fair to seal a deal with the same person who has been helping you and working for you all along and not switch horses at the last second. The most important point being, though: YOU WILL NOT FIND ANYBODY BETTER THAN SUSAN! Susan makes a big effort to find a place for you that suits you and your needs, and not anybody else’s wallet. Throughout the whole process of acquiring our home (which we love, by the way) she was in constant contact with us, looking for new places, making suggestions and telling us what to look out for. Buying a new home is very expensive so you want to get it right the first time. You need somebody who tells you the truth, keeps you grounded. Often times in real estate looks can be deceiving and it could cost you a fortune. Susan is great at that. When looking at a place she asks the right questions, the uncomfortable ones. The ones that will keep you from making a mistake you would long regret. A realtor who only points out how gorgeous everything looks will do you no good. You yourself will know when you like the look of something. What you need is somebody drawing attention to the problems that come with it, but also lets you know when you are looking at a good deal. Once you have made your decision about a place you like Susan will try to save you money wherever she can. We always felt like we were in good hands with her and we are extremely happy with the deal we made. She also has fantastic resources for all issues that come with a new home, be that contractors, insurance or just tips in general about good deals and interesting stores. Susan has been doing this for a while and it shows. Susan is a great person and a good friend of ours by now. We were extremely fortunate to have met her and we can only recommend her with the highest possible praise. |

I do not normally write letters of recommendation, but in the case of Susan Strutz, I will make an exception. I met Ms. Strutz for the first time at the beginning of April, 2012. I was just starting the process of selling my mother’s house and must admit that I did not have a clue about what I was doing. At the time, my impression of Susan was that she was aggressive, tenacious and controlling, in other words a “Real Pit Bull” I very quickly learned that without those traits I would have been totally lost in the Real Estate process, and I have no doubt that I would not be here today with a Closed Escrow and proceeds that far exceeded our expectations, I and my family are very grateful to her for all of her hard work. As if finding a place to buy is not difficult enough, our unique situation of being based in Chicago did not help matters.
