I list properties because as we all know, in this business, "listing is existing," and marketing a great property is really an exciting process....almost addictative!  However, I am really partial to my first-time buyers because they are so eager and excited and they tend to listen to my good advice so much better.  Perhaps they haven't had as much time to be brainwashed influenced with so much HGTV and  their New York, Los Angeles, Vegas, Boston, Houston, Miami, etc., etc., etc. real estate buying and selling informative presentations.  It's so much easier to convince them that neither the market itself, nor the typical and traditionally accepted real estate practices in Central Louisiana just aren't the same as New York City!!
