Designed by a Loan Originator
The Mortgage Search Engine was designed as a tool for loan officers and account executives. A loan officer is frequently confronted with a loan scenario that does not fit regular guidlines. Sometimes the property is unusual or unique. For example, where does one go for a loan on a geodesic dome home or straw bale construction?
Or how about restaurant employees who have not been claiming all their tips so they can save on taxes?
Or the car salesman that just went 2 months with no income but made 75,000 last year?
Reverse mortgages are still in their infancy and not well understood. Do you need to find a lender that knows them well?
How about a loan for a Native American on Tribal Trust Land?
There are loan programs available for all these scenarios and many more. There are clients everyday looking for someone to help them with their loan and there are loan officers burning up the phone lines trying to satisfy them.
This specialized search engine is scheduled for launch in September of 2006. It is currently being beta tested. The reactions and feedback from selected Lenders has been enthusiastic to say the least!
Wholesale Account Execs
Here's a great way to get your Niche Product some exposure. Have you ever been to a New Product meeting and thought "Holy cow this is a great product. I needed this last week." Then you check back with the Loan Officer and the deal has evaporated.
The search engine will also allow Loan Officers who don't know you to find out about you.
Does this sound like your life?
Have your EVER had too many loans close in one month? Yes, that was a trick question! As my favorite AE is found of saying, "I'd rather be busy than bored." You are probably just like many other hard-working professionals. You put in the hours, complete the follow up, provide excellent service, and still, the business is getting harder to find, and the deals are getting harder to fund. You need an edge. That's why you're here!
How many times have you found yourself looking at a file that you know in the first few seconds does not fit your guidlines? It even happens with your "good" loan officers, doesn't it? Or worse yet, you stop into one of your better offices and find out that a file you could have easily approved has been promised to another AE because the Loan Officer didn't think you could do it.
Loan Officers
Some weeks you will use this resource every day! I know I do. Some weeks I don't need it. But I know it's there when I do. No more sorting through stacks of lender flyers, no more "dialing for dollars" to find the right lender!
Does this sound like your life?
If your office is anything like mine, the bottom left-hand drawer of your desk is full of flyers and other printed materials that the Account Executives have dropped off over time. You find yourself torn between cleaning out the whole mess or saving it because you know that as soon as you toss a flyer for some niche product, a client will appear needing exactly the niche you just threw away!
How many times have you found yourself searching for a flyer or "dialing for dollars" looking to find the AE you remember telling you about a product you now need. Have you ever considered just how many different loan programs you have availabe? Is it dozens? Or hundreds? Or even thousands? The day I realized I had access to over 540 different loan programs, and no way to keep them organized was the day I started looking for a better way. You are looking at the result!
Realtors
Does this sound like your life?
You just met the nicest clients. They are friendly and educated. They are genuine and honest about their situation. And they really want to buy a home. But there is one little problem; you are not sure your primary Loan Officer will be able to get them approved because of what they told you and you can't call him because it's Saturday at 6:30 PM.
Or worse yet, you find out on Friday that the deal you thought wasn't too bad and should get approved, was turned down. Your Loan Officer tells you, "We just don't have a source for a loan like this." Wouldn't it help if you could ask him "Have you checked XYZ Bank? They have a loan program like this."
Honestly, I don't expect this to be used by too many realtors. My wife is a Realtor and she insists she will. Maybe that's just loyalty talking. I do believe that there is a small segment of any market that will go way above and beyond what the average person will do, in order to make a deal. So, with that belief and my wife's prompting, I decided to invite interested Realtors to sign up.
A search engine designed for Loan Originators, Account Executives and Realtors . Need a place to get approval for those odd or unusual or just plain difficult transactions? Now you have the resources!
