I have the ability to match a client to the appropriate loan program for which he or she qualifies.  To do this right, I initially meet with a borrower for what I consider a "Pre-Application Consultation" and discuss the three "Cs" credit, capacity, and collateral.  During the Pre-Application Consultation, I review all documents unique to each individual borrower.  Important items addressed are the explanation of any large deposits on bank statements and credit inquiries on credit reports that an underwriter will question delaying a transaction if not properly explained to an underwriter.  Furthermore, calculating a debt to income ratio from income reported on a W2 or tax return of a self employed individual in advance of underwriting ensures no last minute surprises prior to a closing.  In addition, we will discuss the type of property and habitability requirements.  Finally, if you are purchasing a home, a letter of pre-approval will be issued with appropriate time frames for meeting contractual obligations such as your "Financing Contingency Date" and "Closing Date."  These matters coupled with fair interest rates, the ability to originate, process, underwrite, close, and service a loan, all under one umbrella.  This provides a much higher level of comfort throughout the process and well after a closing for all parties to a transaction.
