I have been in Real Estate sales for over 30 years in the Los Angeles County area of CA. I have been through many different market conditions, but this current one was truly a challenge. I decided to take a course and went with the Harris Real Estate University which taught me so much great information. To date, of ALL the short sales I have done, only one of them did not close after 6 seperate offers to B of A. They obviously got bailed out by fanny or freddie and on a listing that was listed at $179,000, (fair market value) the bank held out and made the property foreclose and bought it back for $313,000 at a Trustee Sale. About 6 weeks later, it was listed by another local firm for $179,000 and it took them 8 months to sell it!! Imagine that? My first offer to them was for $191,000. So, are we on the short end of the short sale stick?? You bet we are, but I refuse to give up without a fight. I fought that one for 18 months - while the seller lived there and did NOT have to make a payment or move out!! He did keep the HOA dues current though. So, again, you REALLY have to know who the investor is to understand and possibly know in advance if your deal will close.
