We originally listed our home in Sun City Peachtree® with Jessica in the middle of a terrible real estate market. And, despite Jessica’s very proactive approach to marketing and selling homes, the odds were against us. Our home was the biggest floor plan and the most expensive property on the market. . .and we just weren’t having any luck. Towards the end of our listing agreement, Jessica approached us with the rather novel idea of taking our home out of the MLS completely. Needless to say, we found this approach to be very strange and, even though Jessica laid out a very well-thought-out and detailed rationale for this move, we balked. Because we really wanted to sell our home, it just wasn’t a gamble that we were willing to take. So, when it came time to extend our contract with Jessica, we decided to let it run out instead. We ended up listing our home with another Realtor(r) who is actually a fellow resident of Sun City Peachtree®. This agent lived very close by and was a member of the MLS. However, this agent didn’t produce any better results. In fact, we were highly disappointed with the agent’s lack of showings. Then one day—completely out of the blue—we fortuitously received a postcard advertising Jessica’s recent success. Jessica had just sold her 20th home in Sun City Peachtree® and she was letting everyone in the community—over 600 people!— know about it. We were blown away with how her business had doubled and tripled since making her bold move to break away from the MLS. Well, needless to say, as soon as our listing agreement ran out with the MLS agent who lived in the community, we decided to give Jessica a second chance. Boy, are we glad that we did! Jessica explained how she does business differently. She concentrates on one thing and one thing only: selling the homes that she has listed. Other agents will show their buyers anything and everything. Their listings. Other brokerages’ listings. And, of course, new construction homes. They often don’t care what home they sell. . .as long as they sell something! Sure, they’d probably like to get paid by selling their own listing, but if the buyer doesn’t want to buy their listing, they can always just sell them something else. And way too often we feel that many of these agents are just down right lazy. Their only idea of selling something is to waltz the buyer straight down to the sales center and let the builder’s people do all the heavy lifting. That’s not how Jessica works. Jessica takes a very hands-on approach to selling the homes that she has listed. And even though Jessica isn’t an actual resident of the community, she has enormous insight into all things Sun City Peachtree®. And her knowledge of the floor plans and available upgrades in this over-55 community is incredibly vast. Jessica has completely immersed herself in the community because she is dedicated to being the best that she can be. She takes ownership of the homes that she has listed, of the community, and of the entire local area. Another thing that we really appreciated was the fact that Jessica fully understood that our home in Sun City Peachtree® was not our primary residence. We used it only four months out of the year—it was practically brand new! She communicated this fact to all potential buyers—and, when our home went under contract, we had three different buyers who had viewed it on numerous occasions and had absolutely fallen in love with it. Jessica created a buzz. Generated a lot of activity. And she provided all the potential buyers with the most up-to-date information possible. And, lo! and behold, we had a FULL PRICE offer in just over 30 days. Without the MLS. Without other agents. Jessica really presents the story of Sun City Peachtree® in a way that buyers respond to. She introduces them to the active adult lifestyle enjoyed by the residents. She regales them with stories and local lore. And she lets people know that she genuinely cares about them. But most of all: when she is turned loose to do her job, she gets the job done for her clients. Yes, we were very skeptical when Jessica approached us about taking our home off the MLS. But she has made believers out of us! She really does do things a lot differently than other agents. In fact, she is unlike any other real estate agent that we’ve ever met. Over the past eight years we visited at least 15 retirement communities in Florida and one in Georgia, gathering information for choosing a location for our retirement home. We were drawn to Sun City Peachtree®in Georgia because of the change of seasons and the rolling topography. We were also attracted to the amenities Sun City Peachtree® offers. Many of our hobbies and interests like golf, bridge, quilting, painting and photography are offered by Sun City Peachtree®. We felt that these gatherings would provide not only a chance to practice our hobbies, but also an opportunity to make new friends. Sun City Peachtree’s® proximity to I-75 was a strong incentive for our settling here too. We’re a long way from our home in Indiana, so we look forward to entertaining visitors traveling down the interstate. And Atlanta’s airport is also easy to get to as well as many happenings in the city. Here in Sun City Peachtree® we can live in the country while still enjoying big city activities. We originally planned on building a new home, but decided to look at existing homes at Sun City Peachtree® before making the commitment. When we did we found Jessica Horton! Her name was everywhere. We felt the three-bedroom/two-bath floor plan we were interested in offered good value. The more we looked into the Sun City Peachtree® homes’ construction, the more we felt they were well built. And we were really drawn to the floor-to-ceiling windows—the natural light was certainly another selling point. When we started looking at Sun City Peachtree®, we found not one but three homes with the very floor plan we were interested in—and Jessica was the real estate agent for all of them! We came down to Georgia three different times and looked at several of Jessica’s homes. We must have spent well over an hour in each home we toured. Never did Jessica rush us. To the contrary—she wanted us to make the very best decision possible. And with her patience and consideration, she made that possible. We’ve had a wonderful experience working with Jessica. We are both big-time tennis buffs and were drawn to Sun City Peachtree® because we enjoy an active lifestyle. When we sold our home and were downsizing, we packed up our tennis gear and availed ourselves of Sun City Peachtree’s® 3 day/2 night vacation package. This offering gave us a chance to explore all the community’s many amenities. And staying in a real home allowed us to familiarize ourselves with the quality that was available. We joined right in, trying out the tennis courts and being introduced to bocce ball and pickle ball. The residents were so warm and welcoming. Whether we were courtside or in the restaurant at the golf club, they made it a point to speak to us and to answer our questions. These folks made us feel right at home. And so we made up our minds that Sun City Peachtree® was the place for us. We met Jessica Horton when she was the agent for the first [resale] home we were interested in. Although she was clearly representing the seller, we were very impressed with how fairly and honestly she treated us. To Jessica, doing it the right way—by all involved parties—was very important. And we are certainly grateful for that. To our disappointment, that first home was taken by another buyer. But Jessica assured us that another property would surely turn up soon. Sometimes life throws you a curve ball. It certainly threw us one. The effort to sell our home in Sun City Peachtree® had started out in routine fashion; Although we had listed with an agent out of Atlanta-it was Jessica Horton who showed our home numerous times while that listing was in effect. When that contract expired, we contacted Jessica based on our observation of her success in selling homes in Sun City Peachtree®. After listing with Jessica, she showed our home a number of times in just over 45 days and we felt confident in the outstanding job she was doing in marketing our home. Then life threw us a big curve ball! As Nancy was crossing the street as a pedestrian she was struck by a car, sustaining injuries that required her to be airlifted to a Level one Trauma center in Atlanta. Our first priority became Nancy’s survival and recovery. At that point, selling our home was the last thing on our minds. Although she was released to come home, Nancy was in no shape to maintain our home for viewings. Jessica was incredibly gracious and kind during this challenging episode. Slowly but surely Nancy progressed in her recovery and today she is a walking miracle, a real survivor! Once Nancy had recuperated, we turned to Jessica again to help us sell our home. She immediately mined her extensive database of folks who had looked at our home previously. Jessica has been extremely diligent in working with us in all aspects. When Jessica Horton met with us to discuss handling the sale of our home, the first thing she told us was that we had paid too much for the house. So, from the very start, we were introduced to Jessica’s candor—and to her commitment to selling our home. From that moment on, we liked her truthfulness and the way she does business. We were drawn to Jessica by her signs which abound in Sun City Peachtree®. Nobody—and we mean nobody—knows the ins and outs, the pluses and minuses, of Sun City Peachtree® the way Jessica does! Our home was for sale in a very difficult market. Over eleven months Jessica must have shown it to twenty or twenty-five people. After every showing, she responded within hours with a very detailed email laying out all the issues, both pros and cons, that had surfaced during that showing. We emailed her constantly—and she always took the time to respond and to hold our hand. When we requested brochures, Jessica took care of printing them for us. When a potential buyer demanded having our home professionally cleaned, Jessica said that if that was a deal breaker, she would cover it. When we waivered and considered dropping our price, Jessica counseled against it and asked us to just sit tight. When we mentioned the MLS, Jessica advised taking our home off it. I loved my first home in Sun City Peachtree®. I love the amenities, the low maintenance yard care, the safe environment. It’s a beautiful complex where they’ve thought of everything for retirement. The only thing my first home didn’t have was a large unfinished basement. So it was actually my seven grandchildren who led me to Jessica Horton. I was hunting for a bigger home with space for all the little ones to come visit Grandma in comfort. When I discovered a house in Sun City Peachtree® that was on the market and that had just such a basement, Jessica’s For Sale sign was right outside. We talked about the property and then toured it—and I could tell it was just the home for me. Now the crucial thing was to sell my original home in order to make buying the larger home possible. Jessica picked up the phone and started calling and emailing buyers in her extensive data base. One of her buyers was instantly interested; it was 100% what she was looking for. Jessica showed my home to the woman within a week, and within two days I had a contract—Jessica didn’t even put a For Sale sign up in my yard! I’ve been in real estate my self, so I’m no novice at this game. And I’m here to tell you that Jessica crosses every “t” and dots every “i. She is so professional—with Jessica you truly get what you pay for. I’ve owned several properties in my lifetime and I’m telling you that, thanks to Jessica, selling my home in Sun City Peachtree® was the fastest closing I’ve ever been through! The buyer also really liked my furnishings and ended up purchasing 3/4s of them. Jessica handled all the negotiations about the furniture for me and wrote up the bill of sale. And now, again thanks to Jessica, I have so much less to move! A couple of days before I listed my property with Jessica, another real estate agent contacted me about showing my home. When I explained that I was listing with Jessica, this agent tried to discourage me, saying that Jessica doesn’t list her properties on the MLS and doesn’t co-op with other brokerages. When Jessica and I met for the listing appointment, she explained why she does business this way. When someone is as familiar with Sun City Peachtree® as Jessica is, the MLS would only get in the way. She has her finger firmly on the pulse of this highly specialized market. Nobody knows Sun City Peachtree® and the Griffin area like Jessica does—not even the people who work at the sales center. Needless to say, I never heard from that agent again. And, thanks to Jessica, I didn’t need to! After the two closings are concluded, I’ll be back to enjoying life at Sun City Peachtree®. I just finished taking a course in oil painting and am currently taking a course in watercolor. I swim in the wonderful pool and meet my friends for exercise class twice a week. We’ve even joined the Silver Foxes in Griffin; our group attends the latest theater performances every month. At Sun City Peachtree, I can do as much or as little as I want; there’s entertainment every night. And, most of all, I’ll be able to visit with all seven of my grandchildren—thanks to Jessica Horton! I found both Sun City Peachtree® and Jessica Horton the very best way to find anything—through a friend. I was living on seven acres with no nearby neighbors. Over time I had come to realize that caring for that property was simply too much for me to handle at this stage of my life. So I made the really big decision to start looking around at real estate, and one of my best friends insisted that I look at Sun City Peachtree®. And I met Jessica through this friend. Over the next couple of months, Jessica and I toured many homes in that community. I found several properties that I liked, but didn’t love. Then, three weeks ago, lightning struck! I play cards once a week with several ladies who live in Sun City Peachtree®. One day I arranged for Jessica to pick us up after our weekly card game. We all piled into Jessica’s car and took off to see a couple of houses on the market. We looked at six homes that day—and the very last one we walked through was it! As I toured properties with her, I asked myself how someone as young as Jessica could know all this real estate stuff? I mean, her knowledge of Sun City Peachtree® is encyclopedic, from every model to every upgrade. The answer I discovered is that Jessica simply loves selling real estate. And her enthusiasm just shows. Let me be clear. There are two things I like most about Jessica Horton. First, she is incredibly patient. Not pushy at all. Not high pressure. Absolutely fabulous! That’s what we think about Jessica Horton. We found ourselves in a most unusual situation—and Jessica led us down the right path to successfully selling our home. After our son joined the Air Force, we no longer needed our 2,514SF home in Sun City Peachtree®. We had our eyes on another home with a smaller floor plan in the same community, but the first realtor we used generated very little traffic. He also lived several counties away. And he didn’t really know the Sun City Peachtree® community. In the end, we lost the opportunity to buy that particular home. Jessica caught our eye when she sold that first home we were interested in (Our house! The house we wanted to buy!). And then we really took notice of the number of other homes she was selling in Sun City Peachtree®. We wanted to sell our home. So we approached her. Now, our home presented several challenges. To start with, the upstairs loft was huge, with a full bedroom, bathroom, and great room. The stairs, which are not coveted in a retirement community, also were a challenge. We needed to find just the right buyer, someone who didn’t mind stairs, a couple with a large family who would come to visit, or someone who wanted that extra space for crafts or music. Well, things really started heating up once we listed with Jessica. She posted over a hundred photos of our home. She created a website featuring our property. Jessica had a multitude of buyers lined up in her database. And showings by other agents picked up significantly. But, after weeks and weeks on the MLS, with Jessica and loads of other agents showing our home—but no offers—Jessica approached us with something highly unusual and very unorthodox: she wanted us to take our home off the MLS completely! We had placed a contract on another home. Once again the clock was ticking; we didn’t want to lose it. However, we were willing to try just about anything. And, once Jessica took us off the MLS, the number of inquiries increased significantly. And it wasn’t long after that that Jessica found a buyer. Folks, let’s cut to the chase: we bought our home in Sun City Peachtree® a little over a year ago—and Jessica Horton sold it for more money than we paid. And dealing with her was a pleasure. Jessica is most familiar with the community of Sun City Peachtree® and with the price of each of the upgrades. She knows the floor plans and the options. She was able to really break it down and to explain it to the buyers, to show them exactly what was in our home, and, more importantly, what made our home unique. Jessica makes it her business to be very informed about all the prospects. She didn’t waste our time with buyers who were just looking to look. She screens her prospects; in this case, she narrowed the field to folks who focused on the Tifton Walk home in Sun City Peachtree® ; and she brings only serious people. Before Jessica was my real estate agent? Before I met Jessica Horton, my home had been on the market for well over 800 days. I had listed it with two of the biggest national real estate franchises as well as with three different realtors®. One of the realtors® was even supposedly “the” salesperson in Sun City Peachtree®. Nothing happened—all their efforts fizzled. I had even tried going the For Sale by Owner route. Again, nothing worked. After Jessica? Then I met Jessica Horton. Jessica asked me to do several things that made my home more marketable. For example, she asked me to take up all the area rugs on my hardwood floors and tiled sunroom. These floors represented an upgrade which she wanted to bring to the attention of potential buyers. I always found Jessica to be really good at communicating. Even though she was busy selling homes, she never failed to respond quickly to my emails and phone calls. When I needed to move the closing forward on the calendar, Jessica pushed my request with the buyers and we were able to close in record time. Jessica doesn’t have hundreds of yard signs advertising her brokerage. Instead, by stint of hard work, she has made herself “the” go-to realtor in Sun City Peachtree®. From start to finish, we have been so impressed with how Jessica serves the clients of her own real estate practice. As thirty-year small business owners ourselves, we appreciate all the things she did to make selling our home a success. For instance, Jessica always kept in touch with us. She returned emails almost immediately and several times a day. We found her to be very responsive to our requests. When we asked for a meeting, Jessica made it happen. She was more than attentive to us; she went out of her way to put us at ease. Needless to say, her customer service rates very high with us! When Rick landed a new job in Salt Lake City, we had less than three months to sell our house before moving to Utah. After three weeks of unsatisfactory experiences with another agent, we were teamed with Jessica and she made all the difference! We originally listed our house with another realtor in the same office where Jessica is, but we were not pleased with the service or the results. We asked the broker to step in, who moved us over to Jessica. What a difference! When we asked the original realtor how much we should list the house for, she said it was entirely our decision, and we ended up with an asking price that we felt was too high. Jessica reviewed our situation, analyzed the market and researched the competition. Together we determined the original price [as set by the other agent] was not realistic, and that we should reduce the asking price [to be inline with the current market]. The lower price generated real interest in the house. The web site that Jessica put together for our house was very professional and effective. The original realtor only took 16 photos and put them on MLS. Jessica took much better photographs and created a YouTube video. She posted 175 professional-grade photos that displayed the house more. Photos are important: when people are online looking at houses: if they don’t see good pictures, they’ll immediately move on the next property. After Jessica listed our property, we had three showings with her and a contract within three weeks. We wholeheartedly recommend her to anyone who is buying or selling a home. She’s very professional, easy to work with, and very good at what she does. She doesn’t cut corners and she doesn’t pull punches: she tells you the way it is. Jessica worked around our busy schedule, and even came to the house at night over the weekend to meet with us. After our poor experience with the original agent, Jessica took charge and got us the results we needed. We realize that while the realty company is an important choice, the individual agent makes all the difference. If we were not moving out of state, we would call on her to buy another house. When we flew down from New Jersey, we had only a few days to look at homes. To accommodate our tight schedule, Jessica gave up her whole weekend. The three of us visited tons of homes, both resale and new build. She had laid out the research for us so we could hit the ground running. With the facts and figures and choices Jessica provided, we were able to make good decisions. We are so thankful Jessica was there to deal with the Sun City Peachtree® sales center. What a godsend! She kept after the sales center to ensure that things got done—correctly and on time. When the construction foreman failed to return our calls, Jessica jumped right in and tracked him down. When the sales staff made mistakes on the paperwork, Jessica caught and corrected their errors. And, after the closing, she continued to follow up. We couldn’t have done it without her. Jessica spoke knowledgeably about the local area. Again she gave up her own time, this time personally driving us through Griffin to make sure we were comfortable with the move. She pointed out neighborhood venues, from shopping and restaurants to hospitals. Her concern for us even extended to Frisco and Sienna, our cats. We now know of a veterinarian who’ll care for them. There are so many good things we discovered about Jessica. For instance, she returns phone calls and emails very fast, even our 6:30am calls. We have concluded that she doesn’t sleep! Also, even with our hurried schedule, we never felt rushed by Jessica. And when it came time for the home inspection, because we were out of state, Jessica attended it for us. She devoted almost four hours to overseeing this task. Would we use Jessica again? Absolutely! Would we recommend her to other buyers? Absolutely! If we could say anything to a buyer who is considering using Jessica, it would be this: don’t hesitate to choose Jessica as your agent. She was able to connect with both of us, even though we’re very different people. She was able to help each of us in just the way we needed. We believe she is able to work with any personality. My husband and I first discovered Sun City Peachtree® through my mother, who owns a home there. We were already interested in the Griffin area because my grandmother lives there and our sons live in Atlanta. So, when we knew we would be retiring later this year, and because of the many entertainments and activities my mom enjoys in Sun City Peachtree, that community held many attractions for us. One night I went searching on the internet, and Jessica Horton’s website was the very first one that came up. I was immediately interested because her website had all the information I was looking for: pictures, lots of pictures; thorough descriptions of the homes for sale; and important details like prices and addresses. I could quickly see that very nice homes in my price range were available in Sun City Peachtree®. And, because of Jessica’s website, I did all this sitting in my recliner! I emailed Jessica that evening and she responded right away. That same weekend we looked at four or five homes—and made an offer on a house that very day. Now, the seller chose another offer, but we knew that with Jessica we were working with the right person. Jessica takes her work very seriously. She asked pertinent questions about exactly what we were looking for. These details—such as a tile backsplash in the kitchen and a full tub in the bathroom—meant a lot to me. “Jessica Horton entered our lives on July 27th , 2012. On that day we were packing up my parents’ home in Sun City Peachtree®. I was moving them into assisted living; the situation was devastating. When we checked their mail that day, there was a business postcard from Jessica. Little did we know it would be an answer to prayer. I was responsible for everything regarding my parents. Most of all, I was responsible for selling their home. I had written on my prayer list that we had to sell the home, close on it, and be totally done with it by December 1 st . As it turned out, we listed my parents’ home with Jessica on July 28 th and had a contract on it September 7 th . In spite of this economy, the transaction took only 45 days. Jessica was just incredible! From Day One, Jessica kept me abreast of what was going on. She posted plenty of photos on the web. And she always made herself available to me by both phone and email. Above and beyond! That’s how far Jessica Horton went to help us sell our home in Pike County, Georgia. In March 2010, we purchased our retirement dream home in Sun City Peachtree®. We currently owned a home in Ranchland Estates, one of the more upscale communities in Pike County. We knew that Pike County was very desirable and thought it wouldn’t be a problem to sell our Pike County home. We were sadly mistaken. First, we listed our home with one of the largest local “mom & pop” real estates companies. It was on the market for 159 days without selling. Then, we listed with one of those big national franchises that’re always bragging about ‘selling more real estate than anyone.’ Our home was on the market over 590 days! Finally, we heeded the advice of one of our close neighbors and called Jessica Horton. Jessica had successfully sold our neighbors’ home and they had nothing but high praise for her. We asked her if she could repeat the success she’d had in Sun City Peachtree in Pike County. Much to our delight, Jessica answered, “Yes! I do sell homes in Pike County, Georgia. I’ve actually sold quite a lot of them. And I’ve got a proven track record of moving properties in the upper price range and more distinguished neighborhoods.” Jessica and her office came in like the marines seizing a building!
