I am a firm believer that results are a greater judge of future success, rather than a plaque on the wall or a certification I can acheive through an 8 hour course given at my local real estate board. This belief often guides me to be a leader as I see market Changes and is one of the reasons I started focusing on Short Sales in 2005...Prior to the market callapse. NOW, just because I am not a "Certified Distressed Property Expert," does not mean that I am not exactly that, a Distressed Property Expert, because I am! Short Sales and dealing with level headed professionals within the banking systems is a great fit for me and my team. I am a college graduate in Business, and dealing with other like business men and women comes natural. You might be asking yourself, i thought the short sale process is handled by low level grunt workers within the bank that is true for most files. My files seem to be like the cream that rises to the top and is revered as the "best." The lenders know my files are complete, are filled with more data than needed, and allows them to make thier decision much faster. This is why my average time it takes me to comlpete a short sale is under 45 days!! That is right from the time I get a contract to the time I get an approval letter from the lenders, even if there are more than one lender on the file, I still get it done in 45 days or less!! This past couple of weeks we have been getting short sale approvals on a few files in the office and one was completed in 10 days the other was complete in 37 days!
As you can see I am a Short Sale Expert, I am knowledgeable Distressed Property Expert, and i have a deep desire to help my community. I have stayed away from Foreclosures and listing REO's as I see that not helping my community but rather helping myself. REO's are easier, faster, and much much more profitable for realtors to list and sell, but short sales help more people in the long run!
