I manage the Seattle Branch of Dove Realty Inc and I also sell real estate. Dove Realty has been around since 1983 and offers the most lucrative compensation program in the Puget Sound to agents, with a 90/10 split with no desk fees and admin fees or a $199/month home office fee, 100% commission. We have had this business model for almost 25 years. The business model must be working.
In return, our agents have been able to negotiate their commissions with their clients, based on the marketing package the clients want. Some of our agents will credit part of their commission toward their clients' closing costs. Our office does not require agents to charge a minimum commission. Our agents have flexibility on how they run their business. We are in the business to help our agents be successful, which can only happen if they are able to build a loyal customer service base.

Our agents come from various ethnic and socio-economic groups and network successfully within their social circles. Most of our agents are bi-lingual, speaking English plus one other language. Currently among our three offices, we have agents who speak Vietnamese, Korean, Chinese, Japanese, Russian, Spanish, Croat, Arabic... and of course English. We know that the emerging markets will be the biggest markets of home buyers in the next 20 years, and we have the agents who can speak the languages spoken in many of these emerging markets.
