In most cases, even if your home is already in foreclosure and nearing the Sheriff Sale date, the lender will dismiss the proceedings in order to give your home time to sell through the Short Sale process.

Unfortunately, a lot of real estate agents and brokers claim to know how to complete short sales. However, short sales involve negotiating back and forth with the lender, and being able to meet your specific lender's short sale guidelines to ensure you will be approved. The fact of the matter is, 90% of short sales are unsuccessful. The reason being is that they are attempted by real estate agents who are not familiar with finance, processing and real estate law.

Our experience has gained us direct relationships with the largest banks in the US. We work with many sellers and banks and can get your short sale approved by working with you.

What is our experience with short sales and negotiating with lenders?

We are not limited to simply negotiating with the banks. In fact, we have developed lender relations to create and maintain our relationship with the banks to ensure approvals.

We deal with banks and lenders every day and have developed direct relationships with some of the largest lenders in the US.

The Process we go through and how we help.

First: Initially, we discuss with you your personal situation and pick a time that is good for you to meet. Then we will schedule a time to meet you the homeowner in person, fill out the listing agreement, take a few photos of the house, etc. Second: Then we will put together a packet for the homeowner to begin the short sale process. Next, once the homeowner has completed the list of documentation in our packet needed to start the file. We will move on to our third step. Third: The house is placed on the market, and viewings of the home might be scheduled for potential buyers. We will place a yard sign, and lock box on property for buyer's agents to have access to view the home. Next, we set up a personal website for you home to be viewed on over 150 Websites. Fourth: Once an offer is received, the offer is submitted to the bank. Our teams job is to follow up with the bank, collect all necessary documents, and ensure the file will move along. Without constant follow up, banks can lose or stop working on files. This process usually takes up to around 3 months. During this time, we can work with you to help the homeowner in finding a new place to live. Fifth: Once the approval is received by the bank, we move forward to close on the property, and the process is complete. The previous homeowner does not owe the bank anything, and a foreclosure is not reported on their credit.

We can help: We will take care of everything for you. We negotiate with the lenders, we market the property and we sell the property. You pay absolutely nothing, focus on your life instead of foreclosure and owe nothing after the short sale closes while avoiding a foreclosure reporting on the credit.
