Any mortgage company/mortgage consultant can do the "Vanilla Deals" those are buyers with perfect credit with 10% or more for a down payment and the assets to complete the transaction. But ask yourself this how many buyers out there now fit this scenario? Not many!! Your mortgage consultant must have product knowledge, the service and expertise to close loans for clients that have bad credit or the client can't show their income or maybe they just don't have the money they need for the down payment. VA Loan: The Veterans Administration will insure loans up to 100% financing.
