Better Hartford Homes LLC is not a realtor, agent or broker of any kind. I buy distressed properties from HUD, REO and homeowners that need to sell quickly. HUD and REO properties are government or bank owned. They usually sell at discount prices to get them off the books. Many of these properties are in need of repair to some degree. Some need minor fixes while others need total rehabs. Distressed property owners may need to sell for various reasons and some are preforclosure, bankruptcy, divorce, delinquent tax, fire damage, probate, code violations, vacancies, etc. Preforclosures are usually caused by job loss, divorce, over leveraged property where the home owner just can't make the payments in full or at all. The home owners want out and that's when I make a deal with them to purchase their property relieving them of the stress. I have investor buyers waiting in which to sell to. They usually do any repairs needed and then resell on the open market for a profit. New home buyers are also available in which they can also purchase at a discount if they qualify for financing. If they don't qualify for financing I can lease option (rent to own) the property. This allows them to rent for a specific time while building equity and improving their credit scores. A few years down the road they can get financing and purchase the property. Sellers are never charged commissions or fees. This really helps sellers that are flat broke.

I have a list of what I call "team members" that help put all of this together. I am always looking for great people in which to network with. Some of these people are: Realtors, RE Brokers Lenders, Loan Officers, RE Closing Attorneys, Divorce Attorneys, Bankruptcy Attorneys, Probate Attorneys, Code Enforcement Officers, Title Companies, Private Lenders, Banks, Wholesalers, Friends and Family. These are my team members that help me find leads and make the deals go through. I in return use their services and find them leads. It really works well.
I purchase distressed properties in Hartford County that are HUD, REO or from home owners that need or want to sell quickly. I resell them to investors for rehab or new home buyers.
