Get to Know Barbara Brant

I am a Full-time Realtor who concentrates in the Plymouth, Bristol and Norfolk County areas. I have lived in the town of Middleboro with my family for eight years, prior to that I lived in Plymouth for over thirty years.  Living in these areas and working in various fields of housing has given me a great knowledge of the areas I service.

I have a Bachelors Degree from Bridgewater State College and an Associates Degree in Business from Fisher College.  I believe these two degrees have allowed me to use my skills in negotiation, relationships and a strong work ethic to be successful in what has been a tough few years.

I entered the real estate field seven years ago, at a time when the market was doing very poorly, prices and values were plunging and many homeowners were faced with loosing their homes.  I made a decision that I wanted to do something to help these homeowners, in doing so I became Certified in Loss Mitigation.  With this Certification I have been trained to work with home owners who are struggling with their payments and are underwater in their mortgages.

With this training I have been successful in closing many "short sale" properties which gave the homeowners a chance to get out from under a bad situation, make a new start and ensure the drop in their credit score was as small as possible.  I have since been asked by Bank of America to assist with their homeowners who are struggling.

I am very familiar with the First Time Homebuyers Programs and loans.  I have been asked by different agencies to present the real estate section to their first time homebuyer classes.  I enjoy working with this group of people, it allows me to educate them in the buying process while having the patience to explain every step.

With my marketing skills I have been able to take homes that have not sold, remarket and successfully close on them.  My dedication and professionalism will not be matched by many in the business.

My work ethic and determination earned me the distinction of the Number 2 Agent in my first Company within a very short time!  In 2012 I joined REMAX, the largest Real Estate Company in the world!  I liked that the company provided so much opportunity and support and global marketing for my customers.  In my first year with this company I earned the Executive Club Award.

Certifications

First Time Homebuyers are a special group of buyers to me.  They often need education about the process, patience to understand the market, mortgage process and understanding their "wants" vs. "needs".  I have been involved with First Time Homebuyer Programs for many years, often called upon to speak at the homebuyer seminars.  I find it very rewarding to see a buyer become confident with the knowledge they need to successfully purchase their first home!

Sellers find it very frustrating to have their home on the market, make sure it is presentable in case of a showing yet still live in the property with their family.  I try to relieve as much stress as I can during this process.  I start with giving the seller an accurate market analysis of their property with a projected sale price range.  Listing the home at a realistic amount is paramount to selling it within a reasonable amount of time.

Over 90% of  buyers are using the internet to find their homes.  It is imperative that the marketing plan include pictures that are clear and show the property in a good light.  I will not use pictures that are blurry, out of season (except garden or pool ones) or those that do not show the house positively.  The pictures of the property is one of the most important pieces to my marketing plan, once bad pictures are out on the internet it is difficult to take them off.

I am very successful in taking a property that has not sold and getting it under agreement!  I can and do work with the homeowner and a stager when it is needed, staging makes a remarkable difference at minimal cost.

 

Short Sales have become a big part of the real estate business in the last few years.  When they first started coming on the market I noticed many agents handling them in very different ways with varying results.  Given my background and education I wanted to make a bad situation as good as I could for a seller.  The situation of a seller having to go the route of a short sale is very traumatic to the whole family and there are usually other issues going on such as illness, job loss etc. 

Recognizing this need I became Certified in Short Sales.  This Certification educated me as to the criteria banks were using, paperwork and negotiation process.  Having this knowledge definitely makes the process go along much smoother.  I am happy to say I have been very successful in working on both sides of the short sale, with sellers and buyers.

Vacation Homes, as the market is improving I am becoming involved with more people who are looking for vacation or future retirement homes.  Many of these buyers are from out of the area so they are using my knowledge of certain areas to guide them in choosing a home.

Investment Properties, I have several investors that I work with who deal in "flips", rentals and multi families.  This experience allows me to identify properties to potential buyers.  I can provide the information on resale values and well as projected rents.
