ME
I am a native El Pasoan, married 20 years to a beautiful and godly wife and mother. I am a proud parent of two delightful children; one of whom was adopted from Chongqing, China http://www.gwcadopt.org/. I have traveled throughout the United States, Mexico, Europe, the Bahamas, the Middle East and China. Eating sushi is one of my favorite hobbies!

 EXPERIENCE
I have been what I call "realestate'n" for the past 22 years, via buying and selling properties for personal purposes. Having a Texas Real Estate Broker's License http://www.trec.state.tx.us// has helped me to personally capture the opportunities presented in the real estate market place as well as to help others do the same.

As an Accredited Staging Professional, all of my sellers receive personalized attention on how to stage their home for maximum profit potential! The Wall Street Journal (April 30, 2004) states, "Staging speeds up sales in a sluggish market, and can bump up prices 2 percent to 10 percent in a moderate market."

THE REAL ESTATE PROFESSION
I have always enjoyed working with and serving people. To see someone content and fulfilled is one of my greatest passions. Moreover, I have a genuine love for "realestate'n". My friend and real estate mentor, David Torres, Broker, evidently saw these traits and encouraged me to secure my Texas Real Estate License. Needless to say, I am quite grateful for his encouragement and deposit of his knowledge and experiences in my life.

I have purchased homestead and investment properties. I have been a landlord as well as a tenant. All of the properties I have purchased have been in need of rehabilitation, some to a greater extent than others. I have learned many of the ins-n-outs of finding, buying, improving and selling. Hence, why not use these experiences to help someone else? The flexibility this career grants and the ability to be my own boss is bar none. I am able to deliver the quality and personal attention every client deserves, but does not always procure.

LOCAL BROKER OR REALTOR®?
I am both! However, not every Real Estate Broker is a REALTOR®. A REALTOR® is someone who has voluntarily applied for and has been accepted into the prestigious membership in the Greater El Paso Association of REALTORS® http://www.elpasorealtor.com/. A REALTOR® subscribes to the National Association of REALTOR'S® Code of Ethics http://www.realtor.org/, which is the defining hallmark that separates REALTORS® from those who choose not to meet this high standard of professionalism. My designation provides important assurance of my integrity and professional conduct when interacting with you and others. Besides being a Broker, I am an A.B.R. The Accredited Buyer Representative designation indicates a real estate agent specializing in representing buyers in the real estate transaction. The ABR is conferred by the Real Estate Buyer's Agent Council (REBAC) http://www.rebac.net/Home.aspx. I am also on the 2011 Board of Directors of the Greater El Paso Association of REALTORS Multiple Listing Service (MLS).

CHOOSING A BROKER OR SALESPERSON
BOTH real estate BROKERS and SALESPERSONS must be licensed by the Texas Real Estate Commission (TREC) in order to conduct property sales within the State of Texas. Buyers and sellers should be aware of the difference in levels of qualification and experience for each license.

SALESPERSONS must complete 270 hours of classroom instruction, of which 210 hours must be in core real estate course work. Courses in Law of Agency, Law of Contracts, and Principles of Real Estate are mandatory. All real estate SALESPERSONS must work under direct sponsorship and supervision of a licensed BROKER.

BROKERS are required to have 900 classroom hours of education, of which 270 hours must be in core and 630 in other courses related to real estate. In order to become a broker, a licensee must have at least two years of active real estate experience.

Each real estate BROKER is legally responsible for all acts and conduct of a real estate SALESPERSON sponsored by the BROKER.
