I have never felt the need or standing to do a Product Review - but my recent experience with the we... more I have never felt the need or standing to do a Product Review - but my recent experience with the website company Kunversion has moved me to share my opinion of them. I would not give it even a single star if that were an option to post this review. Two years ago at the end of September I signed up for a Kunversion website. It was a newish company at that time and then it got bought up by a bigger company. In the interest of full disclosure I have really liked the search capability of Kunversion and the way the pages loaded. I used it for my links to similar properties in all my posts and I was pretty happy with it. That is not to say that Kunversion provided anything exceptional to me - I was ok with it but not a raving fan. The back office of Kunversion is very robust and gives you the ability to track how your leads are being handled by your team. That is also a great feature, particularly if you have a team. All the bells and whistles add up to a monthly fee of about $575 - or $6900 a year . $6900 a year x 2 years is $13,800. Not an insignificant amount of money - Right? Well, I never built out my "team" and my buyer agent moved on to work by himself last month. Now it is just me and I can keep track of my leads - plus I already have a CRM system in place. In addition it is time for that semi annual review of how I am spending my money. $6900 a year seemed like a lot for a robust back office when I don't have a front office. On top of that, I had decided that having five websites - all on different platforms - not to mention my word press blog and my presence on ActiveRain is too much. It doesn't take a rocket scientist for this Realtor to figure out that I am wasting time, money, branding presence - you name it - I need to scale back and regroup. So... I called Kunversion and explained that as much as I like their site, that they have to go. I checked my contract and saw that it said I had six month contracts which auto renewed unless I notified them to the contrary.... two months in advance.... Happily I had started my relationship with Kunversion in September 2015 so I thought I should be good to go. Surely that 2 months in advance didn't apply since I had been with them for two years! I spoke with someone very pleasant who understood my predicament and said of course they would cancel my contract with them at the end of September. We talked about what I needed to do to export my contacts and life promised to be just fine. There would be no more bills for $575. Then two days later someone else called from Kunversion. She explained that even though I signed the contract at the end of September, I didn't go live until some time in December so the contract still has another two months to run - which was great since I owed them a two month cancellation. Kindly she would consider our conversation to be the two month notice. I explained that someone else had told me I would not be billed - and she said he had no authority to say that even though I had been referred to him as the person to speak with – and he works for Kunversion as a “customer service” representative. I sputtered. She insisted. You may have guessed the end of the story - I got billed today for $575. My take away - don't pick up the shiny pennies - and if you have to, then read the fine print and read it again. Then sit down and wait a few weeks to sign the contract. Chances are you don’t need that shiny penny after all. These companies are out there to make money off us and when they get bought up by a bigger company - we are really stuck in an adversarial situation with no recourse. Yes - I have a contract with them and yes - they have the right to hold me to it. But I think that after two years they should have released me when I asked - and that their six month auto renew and two month notification of intent to cancel is a bad business practice - and that they should have honored my request when someone I could name gave me an okay on my request for a cancellation. Just want to give you a heads up! Watch out - they have certainly kunverted me into a not-raving fan eager to warn other people off from it as a company. Terrible!

J... more This product hindered our business greatly and has us focusing on things we shouldn’t be focusing. Jmurray8 is absolutely right in his review. I was also "sold" by a great salesperson who I still find very likable. He had all the talking points nailed to make the product sound great. Unfortunately, the execution is woefully sophomoric. A few reasons you will love (sarcasm) Kunversion for your real estate platform (in no order): You will LOVE this product if you: 1. want your active clients, not just leads, receiving system emails that you can’t either turn off or edit and that will depending on the timing leave them wondering if you know them or have a screw loose. 2. want system emails and texts sent to your clients that you cannot edit, for example ”Hi, fyi here's my cell #agentphone if you ever need it, or want to see a property in a hurry” If that sounds good to you, you will love KV? 3. want a discombobulated CRM that you and your agents are hating every minute they are in it, wasting time and inflicting Carpal tunnel syndrome 4. want to hear over and over, "We're sorry. That cannot be changed. Please submit your feedback” from tech support. 5. want to join their “master mind” group that is censored and that will lock out additional opinions. 6. love poor tech support and enjoy receiving no response or hearing "sorry. please submit a request" and enjoy doublechecking the work they, like verifying that a link they created works. 7. want notification emails filling up your mailbox that you can’t turn off. You’ll have to treat them like spam and file them. Who wants more email? 8. don’t mind having a single logo that may not present well on a white, black and a photo back drops on collateral 9. want collateral material that has your email address and MLS url links bleeding outside of the margins they have created 10. want collateral material to use the left side of your website photo, with no regard of the focal point. "Sorry" you can’t use the center of the photo. That would make too much sense. 11. find value in computer generated non-sensical voicemails dropped and filling up your voicemail! I am told it’s because the system cannot tell it’s a VM that picks up the call. Be sure to turn off that "feature" right away. 12. want almost no control over the customization of your website and really just one theme. I also had very poor results with creating my own internal pages. 13. want no visibility to the system generated emails sent to clients. You can see samples for what they “theoretically” look like. 14. like not knowing if property alerts are being sent to your clients. I finally saw a couple to a test account I set up, but I don't know what was going on there. I was over it by the end. 15. want limited access to rich text and no email signature or logo to brand it, just your name and phone number….no photo, no bold text, no color, and with URL’s a foot long because there are no hyperlinks. 16. want text based drip campaigns, meaning you can’t add a photo or a hyperlink. Think 1980 email drip. 17. want to pay for a “CMA” tool that picks the comparables automatically for you. 18. want a monthly valuation sent to your seller that states a Zestimate was used when it does not. Good luck finding that documented anywhere. I never could get a valuation sent to my test account. 19. are aware that the default conversion drip campaigns they recommend and set up by default will send emails to your clients telling them you are free this weekend to show them houses. You'll want to edit that right away. 20. can overlook map glitches where areas you cover show up in another part of the state and your listing view shows a black area for the street view. I think they may have fixed this, but I think it may have been because my listing sold. 21. don’t want the control to delete a bogus lead from your database. 22. want the salesman in your account or evidently anyone at IRE to have access to your account and your passwords. 23. there are some nice things about KV. We just couldn't overlook all the drawbacks at this price. Please be sure to post back here about how much you love KV (*cough* that you want to kick yourself). Thankfully, we negotiated a 6-month contract or this would have been an uglier. I wouldn’t get too excited about the new release either. Clients have the ability to log into the beta and very little of it is functional, despite hearing about a Sept release. I'm fairly certain this is wishful thinking. Anyway, that's my opinion.
