A lease option on a home can work out beautifully for you as the buyer but only if you walk into the agreement with your eyes open. I want everyone to succeed in their American dream of homeownership. Here are three questions to ask yourself before you decide that renting to own, sometimes referred to as "lease-purchase" is for you.Read the Contract: I recommend that you have an attorney read through the rent to own contract with you. A real estate attorney will go through it line by line with the seller and explain it to you because knowing what you’re agreeing to is essential to a successful outcome.Renting to own is an awesome way for those with home ownership goals to succeed - it’s why we do what we do - but the bottom line is that, like with anything else, you need to educate your...

Ten-fifteen years ago, dating on the Internet for the purpose of building a serious relationship was something rare and for many people it was strange. Some people even argued that online dating is not serious, and Internet couples have absolutely no future. It turned out to be exactly the opposite.Today more than 17% of marriages in the world start with online dating. And every third person used the Internet for dating at least once. Over time, these numbers only increase. And this is not surprising, because communication on the Internet is convenient, safe and gives maximum freedom.Despite the statistics, many people still believe that they have no chance of finding a partner online. This, of course, is an extremely erroneous opinion. And here are some more statistics that speak for t...

I have bought and sold rural homes around Flagstaff, Sedona, Cottonwood for nearly 8 years now and it's getting more difficult to find a good value up north.  Demand is as high there as anywhere in the state, escpecially now that the Pandemic of one year ago has changed the work scene.  We all know employers are allowing more and more "work remote", and it's driving up the demand for rural and smaller-town properties.  I don't see any end in sight for the rise in value at this point.  I've had both listings and buyers successfully buy and sell however it's clearly a seller's market and inventory priced under $300 per square foot keeps getting hard to find.  Paulden, Parks, Cottonwood, Cornville, Chino Valley, Williams, Doney Park, Flagstaff Sedona and Prescott, there are no exceptions t...

There is no time like spring time in the Keys. The islands come alive with flora and fauna and the waters surrounding our islands are teeming with great fishing opportunities.  May is always an attractive month for anglers to come try their skills fighting the 'silver king' - - the tarpon. My move to Key West in August 1996 was mainly to go fishing. I moved here from southern Connecticut and my first trip to the Keys was in the early 90s. I had never seen clear water before and fell in love with the charm of the island and friendly people. My first job was at the Key West Citizen, the only daily newspaper in the Keys. I am a graphic artist by trade so I got a job, rented my place in Connecticut and moved down to Key West. I never looked back. There is plenty to be thankful for here in p...

By Victoria Manayan
Hello Fellow Active Rainers! Today I, Victoria Manayan, am making my first Blog Post here as an assignment in my curriculum for licensing in Utah as a Real Estate Agent. While working through the Ethics material in the course I found that there are MANY ethics problems with Agents that have resulted in disciplinary action. These disciplinary actions taken against the Agents will absolutely affect their ability to do business and earn money. Isn't making money to be a self sufficient citizen and contribute to society, why they chose to be an Agent to begin with?  This leads me to a very important and self- searching question: Why after going through the trouble to take time to be educated in this profession, not to mention the expense, only to sabotage their own efforts by taking risky a...

It's important to let your client know what to expect before the closing experience.  For example, buyers will want to make sure sellers' close dates match their mortgage lenders' timelines. By setting expectations you are taking control of the transaction. Make sure to work with top home inspectors and title companies in your region to assure prompt service.  There should be no surprises upon a closing time!

As I am studying to become a Real Estate Agent I learned about transaction agents. I wonder who would want to hire a transaction agent?I am a homeowner and when buying a house I would not have hired someone as a transaction agent. I think Homie does that in a sense. I preferred having a buyer agent. The one who helped me was very personalized and knowledgeable. She is the one who got me started looking into becoming a real estate agent. What are your thoughts about transaction agents?
