How will you know when your elderly parents need help at home? One thing is certain: your parents aren’t likely to be the ones who tell you they need a helping hand! Admitting the need for help and accepting assistance are not easy for people as they age. The responsibility often falls on family members to recognize the signs that an aging loved one might need support with completing activities of daily living (ADLs). Seniors have a strong desire to remain independent and in control of their own lives for as long as possible. Typically, an older adult will experience a traumatic event precipitating the realization that they need assistance. Because adult children are often unable to participate in making care decisions before a crisis takes place, the added emotional stress of a sudden ...

By Riaz Ghani, Top Real Esate Agent in Mississauga
(RE/MAX Gold Realty Inc.,Brokerage )
Though it may sound counterintuitive, prices don’t sell houses. That’s why Riaz Ghani instead prefers to focus on properties: making them irresistible to buyers through breathtaking transformations. “My focus isn’t the price, my focus is the offers,” he says. “The higher the offers the higher the price.” It’s a strategy that has clearly worked for Ghani. After more than 10 years of selling in Mississauga, Oakville, Toronto and throughout the GTA, he has developed a knack for getting his clients the maximum possible return for their homes. He’s in the top one percent of all RE/MAX sellers in Canada, his properties generally get an average of 10 to 15 offers and he even recently sold a Brampton semi-detached home for $200,000 over asking.

The COVID-19 pandemic has affected how we live our lives, which strongly reflects the real estate market. It’s changed what kind of houses people want to buy. Also, the real estate market has been booming during this time, though the future will see a drop in the percentage of homeowners- down to 62.1% from 65% over the next two decades, and younger generations will see the decline more sharply. Let’s further break down the ways the pandemic has impacted the real estate market.A Different Way of LivingAs we’ve said before, the pandemic has affected how we live our lives. Before, people would often seek out larger homes in busy areas with many restaurants and amenities close by. This naturally meant that homes in cities were popular and came at a high price. But now, people are thinking ...

Like so many people, I was brought up to believe that a “good life” means getting a “good education” so one can get a “good job,” and then make lots of money. Lucky are those who never bought into this lie. The rest of us must learn the lesson the hard way. As St. Augustine observed, the happiness one enjoys from material things has the brilliance of fragile glass. By this, he meant we shouldn’t place all our hopes in material things, since, ultimately, material things pass away; they are fleeting.Completely oblivious to Augustine’s advice, my wife and I sought to live the “good life,” which in reality meant working so hard we hardly had time for anything else. I was gone from home for nearly half the year first as an Air Force pilot and then as a commercial airline pilot, while my wife...

By We Buy Houses In El Paso, We buy houses in cash, any condition!
(RIM Buys Houses In El Paso)
Relocation is a complicated exercise in coordination. We get local El Paso home sellers calling us or submitting their house info on this website every week saying “I’m relocating and need to sell my house in El Paso“.  The great thing is that we’re able to help a good many of those sellers sell their house quickly (because we’re actively buying houses in El Paso TX right now!).There’s an insane amount of details to keep together, plus the stress of whatever is making you move in the first place – often it’s a new job or a sick relative, but the true need to move always comes with a dramatic change. So how do you make the most out of a difficult situation?Don’t Agonize – Organize. You don’t want to be in a situation where you end up paying to own and maintain a vacant house for 2 years. The desire to own a home is growing among the population of developing economies, aided by the ease with which banks and other financial institutions can provide financing. This has prompted builders and architects to look for ways to develop homes at a quicker pace and at a lower cost in order to accommodate the customer's budget. Prefabricated homes are one such common alternative that has entered the fray. Often known as 'Modular Homes,' 'Prebuilt Homes,' or 'Prefab Homes,' these homes are built in one location and then transported to the desired location.Prefabricated homes are a convenient and cost-effective way to buy a house. The added advantage of constructing a prefabricated home is that the materials used are generally more environmentally friendly than traditional constructio...

I am Michael Redden and I am a tax lawyer in Minneapolis, MN.  A focus of my practice is civil and criminal taxpayer representation.  There are a lot of people out there that haven't filed their tax returns.  According to recent IRS estimates, there are at least 10 million tax payers that the government has identified as "non-filers."  There are many reasons why it happens, but, for whatever reason, these folks have at least one or more tax returns that were never filed. Some folks haven't filed returns for over ten years.  Every year that you fail to file a tax return your problems with the IRS can compound.  If you happen to owe money, the failure to file penalty is 5% each month with a cap of 25% per tax year.  This penalty can quickly bring the bill out of reach for many to pay.  If...

Great and informative article I came across for every realtor to read! You probably heard the term ‘’Side Hustle’’ more than once before. This became a huge buzzword in the past decade.   Being fairly self-explanatory, a side hustle is a project or business that helps you make some extra cash in your spare time, aside from your regular full-time or part-time job. Now when we got that out of the way, you’ll be surprised to know that nearly half of Americans have a side job. Yeah!   Whether paying off student loans or saving up for a downpayment on your first home, side jobs can also help you grow as an individual and offer amazing work experience.    We’re focusing specifically on real estate. If you’re a realtor that means you have amazing selling and networking skills and you will thri...

False Advertising in the Real Estate market can be extremely hurtful and misleading for all parties that we work with. We as Agents, need to make sure that we are being as transparent as possible when working with our clients. Setting expectations low and over delivering on them is good way to make sure your client has a wonderful experiance with you.           As Real Estate Agents we are fortunate to be in the U.S. W have several laws and rules in place making sure that we stay in line. This is important because outside of the U.S false advertising is a very real and serious problem that they face. Without these guidlines it would make it hard to gain your clients trust as they might not believe the information that you are giving them is true and accurate.          It is in...

So, first off lets start out with the basics. What is a down payment? A down payment is the percentage of money you put towards the purchase of a home which is not the amount you are not financing through a mortgage.  Most people, especially first time home-buyers think you have to put at least 20% down but that is false. Some home loans will allow you to put down as little as 3% while certain loans don't require any down payments! Why do Lenders Require a Down Payment? Most lenders will require some type of down payment. The down payment helps reduce the risk to the lender. The larger the down payment the lower the monthly payment.  Lenders also see when a home buyer puts a larger down payment on a house it typically will mean they are less likely to default the loan.  Do You have to pu...

WOW... I'm so excited to become a Realtor! This is part of my 120-hour Sales Agent Pre-Licensing! I have always understood the value of and have used realtors but did not understand what it took to become a realtor that someone knows, likes, and trusts :-) During my studies, it has been made clear that the training is intense! It's not hard per se, but evidence of everything involved in becoming the best sales agent a person could become is very eye-opening. I've learned that honesty, integrity, and competency are the most valuable asset you could possess when becoming involved in real estate. I was also shocked at how many realtors end up losing their license for either:  Not disclosing criminal activity Committing criminal activity  While everyone should be given a chance to rectify, ...

I hired Real Qualified to make recruiting calls to agents.  First the results were, well, nonexistent.  I have never seen such poor results even when I had just started making calls with no scripts.  Second, I noticed that they were not making recruiting calls but calling agents asking if they want to buy or sell.  I tried reaching out to my account rep that ignored me, then the owner that would text me back statements that clearly showed that he did not bother to investigate anything.  No one would pick up the phone and talk to me.  Ironic for a company that states they believe in the human connection.   I believe this company borderlines on scam.  Would recommend any agent to run from this company.

I've just rejoined Active Rain again after a decade long hiatus away from my beloved residential real estate career, previously with Alain Pinel Realtors in Los Gatos Ca. Very long, grueling story short, I am thrilled to be back in business in my beloved real estate profession after having survived a near fatal three story descent which left me a wheelchair bound paraplegic. I’m always happy to share “my story” in detail with anyone who may find something useful in learning from my experiences either in their life or in the lives of others they know and love who would benefit in some small or big way. Helping others has become my life’s mission now as a survivor, so please don’t hesitate to ask me anything and we can have a mutually beneficial private conversation which I always derive ...
