The Santa Clara County real estate market is adjusting to the tightening credit standards and subsequent loss of Buyers. From about 2002 to 2006 the real estate market was kept more active than the underlying fundamentals would justify because of the liberal financing and easy credit standards. Buyers didn't need a down payment, they didn't to verify their income and they used deeply discounted adjustable interest rate loans to qualify to financing. All of this is "coming home to roost" and the low-end of the market, in particular, is very soft. Well-priced homes in good locations are still active.

Not All Square Footage is Created Equal Here's my conversation with a prospective seller last night.  It was the second appointment of a two-step listing approach. If You Don't Vote...Don't Complain. That's what my sweet wife reminded me this morning.  Since I like to complain, I figured I better vote. I already had my absentee ballot but I hadn't yet mailed it in.  So I marked my ballot at home and rode my bicycle about a 1.5 miles to Saratoga City Hall, t...

There's a discussion in AR about whether or not a Listing Agent's e-mail to the Selling Agent that communicates the seller's acceptance of an offer, is binding.  Rumors are being spread. It's like hearing a slur; it's revolting and makes us feel sort of nauseous.  Hearing 'Frisco' makes us wond...

A home on the Saratoga, CA broker tour yesterday had an unusual feature; a full-sized Bocce Ball court. I told the listing agent that I had never seen a full-sized Bocce Ball court in a private back yard and that I enjoyed playing Bocce Ball.  Several parks in San Francisco have them, and very re...
