Dear Activerain Community, I'm in just my second year as a conventional real estate broker and I've done well so far.  However my listing inventory is down and I'm currently not working with many potential buyers.  I've come across Craig Proctor and his system interests me, but seems awfully expe...

I read an interesting article in the USA Today yesterday regarding Realtors reaching out to the Generation Y through myspace and facebook.  The article discussed how Generation Y (people 28 and younger) are a great source of leads for Realtors due to the fact they don't have a house to sell in or...

Hello fellow activerain members.  I'm looking for some creative ideas for giving my clients gifts after closing.  I've been writing thank you notes including a $25 gift certificate to a nice restaurant.  I feel this is not good enough in that the clients won't remember it for very long.  I would ...

After having an offer in for nearly three months I was finally contacted and informed by the bank that the buyers offer for the property is too low.  I do not have any short sale experience and I'm acting as a buyer's agent on this particular deal.  Does anyone have any advice such as have my buy...

I am currently trying to sell a great deal in Columbia, NC.  My problem is that the area is rural, but the property is located 30 minutes from the NC Outer banks (Nags Head, Manteo).  The property includes 12.4 acres with 280 feet of waterfront.  Two additional building sites are allowed on the p...

I must admit I've taken a several overpriced listings in my brief conventional real estate career.  I felt like I needed to get my name out there to my community.  I don't regret taking overpriced listings due to the fact it gave me some exposure and let my friends and neighbors know I was using ...

A method that has helped my business is called the pop-by.  Brian Buffuni teaches the pop-by method on his 100 days to greatness dvds.  A pop-by is a pre-arranged quck visit to a current client or past client.  I usually stop by a client's home when I'm in their area.  Of course I usually call ah...

This blog concerns an idea and I'm searching for help myself.  I'm about to conduct a first time home buyer's class in May with a local bank.  Various professionals will come speak and offer information about buying a home.  A mortgage broker will be on hand to run each person's credit.  I will d...

I'm sure everyone here has heard of farming neighborhoods, but I will inform you of the success our office has had here in Edenton, NC.  We have 7 full-time agents which is the most of any office in our rural area.  Each of our agents has picked certain streets and neighborhoods.  We do a monthly...

I live in Hertford, NC in Perquimans County. I work a large area listing and selling properties in Washington, Tyrrell, Chowa, Bertie, and Perquimans counties. This may seem crazy to agents in big cities, but we generally lack stoplights in my area of NC. If I drive 30 minutes I've travelled 30 miles. This area of NC is too rural to simply serve one town or community. I may put a lot of miles on my vehicle, but at least I'm not stuck in traffic.
