I am in the beginning stage of investing, and I would like to know where I can find the foreclosures, bank owned properties etc.  I have contacted a couple of banks, but not a lot of help there.  There are very few on the MLS (at least that I can find in my area), So, "come out come out whereever...

I am a newer agent and I was wondering what people put in the neighborhood book for people to look at when they are touring the property?  I have seen a couple but I cannot remember everything that is provided.
