"A few years ago, I had an investor client, who I will call Gary (not his real name), who kept me very, very busy. Over a period of about two years he purchased fourteen properties from me, plus gave me several referrals. He was a very young, successful person, and I like to think that besides the business relationship, we had become friends as well.

Then one day, one of his other friends, whom he had referred to me for business, decided he wanted to make an offer on an investment property. Now Gary had seen the property also, and decided that he should buy it. So here I was, representing two clients who both wanted to write an offer on the same property. I informed Gary that I needed to disclose to him that I would also be presenting an offer on that property for another client, meaning his friend. My disclosure was not that his friend was making the offer, but that I was representing another client's offering on that same property. Since we had all visited the property together, and for the first time, it was easy for Gary to put two and two together.

Gary's solution to this dilemna was simple. I should tell his friend that the property had accepted another offer and was sold. Then, I should write up his offer, and keep my mouth shut. Needless to say, I refused to violate the Code of Ethics, or to be part of such a despicable scheme. The situation got pretty ugly, and in the end, I have not spoken to or done business with Gary ever since that day.

Now for the success part. His former assistant, who has left his employ, never forgot that I acted honestly and ethically. She called me up out of the blue two years later (after seeing me on Active Rain) and listed two properties with me, which we sold successfully. She has written letters praising me, and referred other business to me as well.

The best part? I sleep well at night, knowing I have always done my best, and always choosing to do what is right."

"Not too long ago, I received a lead through our ReMax Mainstreet website. Now, I receive sometimes 5 or so of those leads a day--not all are legitimate, but I deligently respond to each and every one. I received this lead and emailed my offer of assistance, but received no response. However, the next day, I got the lead again. And the next, again. I knew this person was intentionally asking for me, but I couldn't get them to respond to my emails.
Finally, one Sunday afternoon I get a phone call. The woman calling sounded very young and had a very distinct accent and it was very hard for me to understand. I finally got it that she had found a house that she wanted to see. As the listing agent did not seem to be answering their phone on a Sunday afternoon, she called me because she had kept my number from my emails. At last--my mystery lead! Now, my policy is always to get people pre-approved or at least ask if they have been once we have established who I am working for, but for some reason I just listened to her. Maybe it was because she struggled so. Although she seemed rather evasive and very skittish, and against my better judgment, I agreed to meet her at this house and scheduled the appointment for about 3 hours later that afternoon. Before I had hung up the phone good from making the appointment, it rings again. This time it's a man. He also sounds young and has a very heavy accent and he talks so fast that I REALLY have a hard time understanding him! I finally get out of him that he is with the young woman that I had previously spoken with and they want to know if I can show them another house while we are out. I forgot to mention also that the whole time we are talking, every other sentence that he speaks is apologizing for "bothering" me. I agree to the 2nd house and again call to schedule. Immediately after hanging up again, the phone rings AGAIN! I'm thinking that "O.K. now that I've scheduled these two houses, they're calling me to cancel." I answer and sure enough, it's the young man again. He immediately starts with, "Ma'am, I'm sorry to bother you again, but we just wanted to say thank you for agreeing to meet us. I'm sorry to bother you, and we'll see you at the house at (whatever time we agreed to meet that day). Okey dokey then! More to come..........."
