Good News for the Shenandoah Valley, VA Real Estate Market 1st Quarter Report 2024Good news for local real estate! The Shenandoah Valley, VA real estate market is showing positive numbers for the first quarter of 2024. The five different localities (Winchester City, Frederick, Clarke, Warren and Shenandoah Counties) have only three stats down of the 20 critical measures of a healthy market. Clarke County has two of those three. Warren County makes up the third down stat.The struggle the local markets have faced is low inventory and rising interest rates. Inventory fell in August 2017, and it has struggled to catch up every year since. Currently, over the five localities, there were 933 homes listed in the first quarter. This week the median list price for Chandler, AZ is $610,000 with the market action index hovering around 51. This is an increase over last month's market action index of 48. Inventory has decreased to 317. Home sales continue to outstrip supply and the Market Action Index has been moving higher for several weeks. This is a Seller’s market so watch for upward pricing pressure in the near future if the trend continues.  The market is hovering around this plateau. Bend Home Prices Up And Inventory Levels Down Despite the trends for January and February 2024 in which prices seemed to stabilize, the sales price of Bend homes rose unexpectedly in March. The year over year figure shows both median and average Bend home prices were up over 12% and inventory levels were down. When coupled with the steep rise in prices, affordability remains a major problem for potential Bend home buyers.
