I am not sure why many states bypass legal representation, nor do I care, it is none of my literal business,   I sell real estate in New Jersey.Historically, somewhere south of Bordentown, most people go without legal counsel,  and north, nearly everyone has an attorney.  My transactions seem to be split, 50-50.While buying or selling your greatest investment, why not have an attorney read your contract   (NJ has a three day attorney review period, anyway).   After a brief chat with your attorney, they will know what changes (in an addendum) they advise, which are typically in your best interest.   There are a plethora of possibilities.If the cost  for an attorney is around $1200-$1500,   keep in mind they will save you certain closing costs and deed prep fees  simply by being involved....
